Ich vermiete meine 2-Zimmer Wohnung in Rixdorf, Neukölln ab 1.10.2026.

Die Wohnung ist voll möbliert und ausgestattet und sehr gut angebunden.

U7 - 10min Fußweg, Sonnenallee S (Ringbahn) - 8min Fußweg. Lidl - 5min Fußweg, Penny - 8min Fußweg, Rewe - 12min Fußweg.

Die Wohnung ist ausgestattet mit allem, was ihr auf den Bildern seht, inkl.:
- 33m2 Wohnzimmer mit Fensterfront zum Balkon mit Klimaanlage für den Sommer und Thermostatheizung für den Winter
- Bügelbrett & -eisen, Staubsauger, Reinigungsmaterialien etc.
- Großer Dachbalkon (Südseite) mit Ausblick über Rixdorf, Balkonmöbel inkl. Kissen
- 65" Fernseher mit Google TV (Ohne Abos)
- 3-Sitzer Sofa, Esstisch, Designerstühle
- Großes Badezimmer mit Badewanne, Waschmaschine
- Küche mit großer Spülmaschine Ceranfeld & Umluftofen, Toaster, Wasserkocher, Besteck, viele Küchenutensilien
- Schlafzimmer zum Hinterhof (sehr leise) mit King Size Bett (180x200cm), Matratze, Decke, Kissen, Bettwäsche

Die Wohnung ist bis mindestens August 2027 verfügbar mit starker Tendenz zur Langzeituntermiete.

Ich suche nach ruhigen, respektvollen Untermieter*innen (Exzessive Parties / laute Musik sind nicht erwünscht), dies ist ein ruhiges, angenehmes Haus.

Besichtigungen finden nach Absprache im Monat September statt.

I am sub-letting my two-room flat in Rixdorf, Neukölln, from 1 October 2026.

The flat is fully furnished and equipped, and has excellent transport links.

U7 – 10-minute walk; Sonnenallee S (Ringbahn) – 8-minute walk. Lidl – 5-minute walk, Penny – 8-minute walk, Rewe – 12-minute walk.

The flat is equipped with everything you can see in the photos, including:
- 33m2 living room with floor-to-ceiling windows opening onto the balcony, featuring air conditioning for the summer and thermostatic heating for the winter
- Ironing board & iron, hoover, lots of cleaning materials etc.
- Large roof balcony (south-facing) with views over Rixdorf, balcony furniture including cushions
- 65-inch TV with Google TV (no subscriptions included)
- Three-seater sofa, dining table, designer chairs
- Large bathroom with bath, washing machine
- Kitchen with large dishwasher, ceramic hob & fan-assisted oven, toaster, kettle, cutlery, plenty of kitchen utensils
- Bedroom facing the rear courtyard (very quiet) with king-size bed (180x200cm), mattress, duvet, pillows, bed linen

The furniture can be rearranged as required. I’d be happy to send a full list of fixtures and fittings on request.

The flat is available until at least September 2027, with a strong tendency towards a long-term arrangement

I am looking for quiet, respectful tenants (excessive parties and loud music are not welcome); this is a quiet, pleasant building.
