Helles WG-Zimmer in geräumiger Altbauwohnung in Lichtenberg

Da meine Mitbewohnerinnen vorausichtlich Ende April ausziehen, wird ihr ca. 25m² großes Zimmer zum 01.05.2024 frei und wird vorzugweise an eine einzelne Person vermietet. Das Zimmer ist derzeit an ein Paar vermietet und eine Wiedervermietung an Paare ist auch durchaus denkbar, würde aber eine Miete von insagesamt ca. 900€ bedeuten. Das Zimmer ist offiziell zum 01.05. frei, es wäre jedoch auch möglich, bereits zum 20.04. einzuziehen, ein Einzug zu einem späteren Zeitpunkt wäre ggf. auch möglich.

Das Zimmer befindet sich im 3. OG einer großzügig geschnittenen und wunderschönen Altbauwohnung mit viel Sonnenlicht. Die Wohnung bietet mit ihrem ca. 30 m² großen Wohnzimmer und der ca. 25m² großen Küche viel Raum abseits des eigenen Zimmers zum geselligen Beisammensein, kochen aber bietet auch ausreichend Platz, um sich zurückzuziehen, wenn man seine Ruhe brauch. Durch die Lage im 3. OG hat man einen wunderschönen Ausblick auf die Wuhlheide und kann durch die Ausrichtung des Wohnzimmers und der Küche nach Osten schon ab dem Frühjahr in der aufgehenden Sonne frühstücken oder beim Kaffee auf Sofa in der Sonne baden. Zusätzlich gibt es ein Tageslichtbad mit Dusche plus Badewanne sowie eine ca. 3m² große Abstellkammer. Im Hinterhof gibt es einen Gemeinschaftgarten der ebenfalls genutzt werden kann.

Die Wohnung ist grundsätzlich mit allem, was man benötigt ausgestattet (Spül- & Waschmaschine, Kühlschrank, Mikrowelle etc.), das Zimmer meiner Mitbewohnerinnen ist derzeit möbliert vermietet und wenn der Wunsch besteht, können gerne auch einzelne Möbelstücke übernommen werden, ansonsten wird das Zimmer leer und weiß gestrichen übergeben.
Die Gemeinschaftsräume der Wohnung haben ihre Aufteilung und Ordnung durch die vorherigen Mitbewohnenden, selbstverständlich kann die Einrichtung an die gemeinsamen Bedürfnisse angepasst werden und mir ist auch sehr wichtig, dass sich alle wohlfühlen.

Das Zimmer wird mit einem offiziellen Untermietvertrag vermietet, natürlich besteht die Möglichkeit sich offiziell anzumelden. Die Warmmiete für das Zimmer beträgt aktuell ca. 745€ (inkl. Internet, GEZ etc.). Die Kaution beträgt wie im Hauptmietvertrag ca. 3 Kaltmieten und alle Kosten können auf Wunsch transparent aufgeschlüsselt werden, sowie ein Einblick in den Hauptmietvertrag.

Since my roommates are expected to move out at the end of April, their approximately 25m² room will be available from May 1, 2024, preferably for a single person. The room is currently rented to a couple, and re-renting to couples is certainly conceivable but would entail a rent of approximately €900. The room is officially available from 01.05., but it would also be possible to move in as early as 20.04. It might also be possible to move in at a later date.

The room is located on the 3rd floor of a spacious and beautiful old apartment with lots of sunlight. The apartment, featuring a living room of about 30m² and a kitchen of about 25m², provides ample space beyond your own room for socializing and cooking. It also offers enough room to retreat when needed. Being on the 3rd floor, there is a beautiful view of Wuhlheide. The orientation of the living room and kitchen to the east allows for breakfast in the rising sun from spring onwards or enjoying coffee on the sofa in the sun. Additionally, there is a daylight bathroom with shower and bathtub, as well as a roughly 3m² storage room. In the backyard, there is a communal garden that can also be used.

The apartment is generally equipped with everything you need (dishwasher, washing machine, refrigerator, microwave, etc.). The room of my flatmates is currently furnished, and if desired, individual pieces of furniture can be taken over. Otherwise, the room will be handed over empty and freshly painted. The shared spaces of the apartment have their layout and order from the previous occupants, but the arrangement can be adjusted to meet collective needs. It is important to me that everyone feels comfortable.

The room will be rented with an official sublease agreement, and there is the option to register officially. The current rent for the room is approximately €750 (including internet, broadcasting fees, etc.). The deposit is approximately 3 cold rents, as specified in the main lease, and all costs can be transparently broken down upon request, including a glimpse into the main contract.
