Ich biete hier ein Zimmer in einem WG-geeigneten ruhigen Haus in 51069 Köln-Dellbrück an. Das Zimmer kann verschieden eingerichtet werden. Die Fotos zeigen Beispiele. Die Fotos sind noch nicht vollständig.
Drei weitere Zimmer im Haus sind vermietet, an drei Männer. Heteros.

Der Einzugstermin kann auch weiter in der Zukunft liegen. August, September, Oktober.
Demnächst werden wahrscheinlich weitere Zimmer frei.
Im Winter ab Oktober bis März befristeter Mietvertrag, der aber nach Vereinbarung verlängert werden kann.

Gesamtwohnfläche des Hauses mit Keller und Dachboden ca. 152 qm, 6 Zimmer. Die Zimmer sind abschließbar.
Ahornparkett im Erd- und Obergeschoss. Bäder im Obergeschoss, Erdgeschoss und Keller.
Im Erdgeschoss eine voll eingerichtete große Küche/Esszimmer (22 qm) mit Kühlschrank, Spülmaschine, Herd und Mikrowelle.
Kabelfernsehen, Internet 1000 Mbit, funktionierendes WLAN. LAN-Anschluss im Zimmer, 340 Mbit kommen an.
Es gibt eine Gas-Zentralheizung.
Die Warmmiete einschließlich Nebenkosten beträgt 460 Euro. Normalerweise ist das die Endmiete.
Wegen der erheblichen Unsicherheiten mit den Strom- und Gaspreisen muss ich mir aber leider vorbehalten, einen Teil der Mehrkosten umzulegen, was ich unbedingt vermeiden möchte und für unwahrscheinlich halte. Näheres mündlich.
Abschließbarer Fahrradschuppen.
Das Bettzeug auf den Fotos gehört nicht zum Mietumfang. Kann aber gestellt werden.
Es gibt 3 Waschmaschinen und 3 Wäschetrockner.

The warm rent including utilities is 460 euros. Normally this is the final rent.
However, due to the considerable uncertainties with the electricity and gas prices, I unfortunately have to reserve the right to apportion part of the additional costs, which I would like to avoid at all costs and consider unlikely. More details verbally.
