Zwischenmiete (August-Februar) in 2er WG

Hi!
Ich (Aron) und dein zukünftiger Mitbewohner, Georg sind auf der Suche nach einer/einem neuen Mitbewohner*in in unserer 2er WG für Zwischenmiete, da ich ein Semester im Ausland verbringen werde.

Über Wohnung:

- Vollausgestatte Neubauwohnung mit kleinem Garten in der Nähe von Floridsdorf Bahnhof + U6 Station.
- Dank guter Isolation warm im Winter, kühl im Sommer.
- Die ganze Wohnung (Flur, Küche, Wohnzimmer, Badezimmer, WC) besteht aus 85m2, das vermietete Zimmer etwa 14m2.
- Das Badezimmer und WC sind separat. Küche: Elektronische Kochplatte, Geschirrspüler, Mikrowellenherd, usw.
- Der Wohngemeinschaft gehört zwei gemeinsam genutzten Waschmaschinen, ein Trockner und eine Bügelmaschine, es kostet circa 20 Cent pro Benutzung.

Lage:

- Die Wohnung befindet sich in ruhiger Gegend; Spar (7Tage geöffnet), Billa, Lidl, Bipa, Penny sind in der direkten Umgebung und noch ein Hofer bisschen entfernt von uns. Gym und wunderschöner Park auch in der Nähe.
- Verkehrsgünstige Lage: VetMedUni innerhalb 10 Minuten, WU in 25, FHWKW in 15 aber Karlsplatz auch innerhalb 30 Minuten erreichbar.

Zimmer:
- vollmöbliert (Bett, Schrank, Regal, Tisch und Bürostuhl) in sehr gutem Zustand
- circa 14 m2
- sehr hell, Fenster gehen zur Straßenseite aber auch sehr ruhig

Miete:
- Zwischen 15.08.2023 und 28.02.2024
- Miete: 500€/Monat inkludiert alles: Wohnen, Internet, Strom, Heizung, usw
- Kaution: 1300€

Du bist: Kommunikativ, ruhig, sauber und verlässlich, egal ob auf Uni oder auf Job konzentrierst.
Wie erwähnt, das Zimmer wäre nur befristet zwischen 15.08 und 28.02 vermietet, da ich sehr zufrieden mit der WG und mit dem Zimmer bin. Bezüglich Einzugsdatum sind wir flexibel.

I, Aron und your future flatmate (Georg) are looking for a temporary flatmate in our 2 persons shared apartment between 15th of August and 28th of February, as I am leaving for an exchange semester.

About the apartment:
- Recently built, it has a tiny garden and is situated next to Floridsdorf Train,- and Subway station.
- Well-isolated, it is pretty cool in Summer and warm in winter
- The flat (Corridor, kitchen, living room, restroom and bathroom) is around 85m2, the room itself around 14m2.
- WC and bathroom are separated, well-equipped kitchen with electronic cooktop, dishwasher, etc.
- 2 Washing machines, ironing machine and dryer are shared in the community, it costs around 20 cents.

Location:
- Really chill, supermarkets (Spar, Billa, Lidl, Penny, Hofer), Bipa and drug stores are nearby, gym and a wonderful park as well.
- Especially well-frequented regarding public transportation: VetMedUni (10min), WU (25min), FH WKW (15) but the innercity can be reached within 30 min too.

The room:
- Fully furnished (bed, wardrobe, shelves, desk and chair) in really good condition
- Around 14 m2
- Really bright, the windows are street-facing but it is really quiet.

Rent:
- As mentioned, temporary between 15.08.2023-28.02.2024
- Costs monthly 500€, includes everything: living costs, electricity, internet, heating etc.
- Deposit: 1300€

You are: communicative, friendly , open, neat, clean, reliable, and focused on university or career.

I am really happy and super satisfied with my room and the apartment, I will come back after my exchange semester, and this is why only temporary sublet is possible. We are quite flexible regarding the moving-in date, and maybe regarding the moving-out too if there is mutual interest.
