On offer is 53 sq.m. in a fully furnished apartment in Neukölln for 4 months. This is a quiet area outside the city center. It works best for mature short-term researchers or interns. Not appropriate for party people.
Two rooms are available while I am away, likely for nearly the entire duration of the rental. This represents a living room and bedroom, in a 3-room flat, as well as full use of the kitchen and bath. I reserve the use of the small 3rd room and there is some chance I would need to come back once for some days, for which I would be able to give you several weeks notice.
The bedroom is equipped with a 200 x 200 cm bed, large wardrobe, bedside table, easy chair and book shelf. The living room contains a couch, easy chair, large antique dining table and 3 chairs, a large work desk with chair, shelving and a cabinet for books, linens and clothes.
The kitchen is fully equipped including a clothes washing machine and the bathroom has a full bathtub. The windows have full Persian blinds on the inside and roll-down shutters on the outside.
Both the bedroom and living room are southwest facing, with windows that open onto a quiet inner yard area. Access to the 3 sq.m. balcony is through the living room.
The neighborhood is Köllnische Heide and the flat is located slightly closer to that S-Bahn stop but also accessible to the Baumschulenweg S-Bahn. Köllnische Heide is one station outside of the ring. The new airport is an easy, direct 25-min ride on this S-Bahn line.
The flat is also just 3 blocks from the M41 (24-hour) bus which travels directly to Potsdamer Platz and the main train station (Hauptbahnhof). Directly out the front door, literally a stone's throw away, are two continuous kilometers of the Mauerweg nature park.
This is a very green, primarily residential area, and the flat is actually tucked between two parks, with a more formal French-style design on the other side. I typically rent to people who like to be close to nature and appreciate the quiet. My street dead-ends into the Mauerweg park so there is no traffic noise, which is extremely unusual in a city.
The flat is in a neighborhod that was originally worker's housing, with buildings 4 stories high and 8 residents per entryway. In the 60 years since it was built, the neighborhood has become more diverse with quite a number of immigrants and some east Germans moving in, as the original residents age and mainly widows are left.
The usual services of fruit/veggie stands, supermarkets, pharmacies, bakeries, doctor’s offices and restaurants are nearby, though not as dense as in the inner city, tending to be scattered among the greenery. The Sonnenallee and Baumschulenweg S-Bahn stops offer more density with respect to cafés, bars and eateries.
Viewings will be offered through Aug 20 on Saturdays between 4 and 6 pm . The charge of 800 EUR is all inclusive, with 100 Mbit Internet and electricity estimated at a moderate level of use for a single person. Electricity use will be calculated based on meter readings at move-in and move-out and either refunded if you use less than budgeted or deducted from the deposit if more. This is to incentivize energy-saving. Heaters will be set at the needed level (22C) to keep room humidity sufficiently low.
I am an experienced Berlin resident of 20 years, fluent in English and German, with an intermediate level of Spanish. I can help new residents navigate a first-time stay in the city, registering this flat (Anmeldung permitted) as their new address and dealing with the foreigners' office, establishing a good rental history, and learning basic cultural aspects of Berlin life.
Couples could be considered but in that case the rent will be higher for wear-and-tear costs and increased electricity consumption. The cost would be 900 EUR.
Help with forwarding mail and watering houseplants is requested. Regular airing out of the rooms is necessary to combat the high humidity of the Berlin area. Non-smokers only.
There is a small possibility of extension for a month or two, depending on the impact of COVID19 this coming winter.
