Two rooms, bathroom, kitchen, balcony, no elevator (abs, legs, glutes) in an unrenovated old building. In the house, no one bothers anyone. The apartment does not have an ideal layout for shared living (walk-through room). A commuter would be ideal, as I am rarely in Berlin, only on weekends and occasionally during the week (by arrangement), so the entire apartment could be used. The apartment is directly at the Gleisdreieck Park, fully furnished, and naturally has a few quirks (unrenovated old building). The location is a dream—centrally located with good transport connections in the middle of the city, yet still quiet. Everything is heated by a gas boiler in the kitchen, including the hot water. The bathroom has an enclosed shower. There is a washing machine and dishwasher in the kitchen. There is no basement. The apartment is in the front building. The kitchen faces the courtyard. The bathroom has no windows. The living rooms each have two double windows facing the street, which urgently need to be replaced (every advantage comes with a disadvantage). Ein Pendler wäre ideal, da ich wenn überhaupt, nur am WE und selten in der Woche (nach Absprache) in Berlin bin, sodass die ganze Wohnung genutzt werden könnte. Die Wohnung ist direkt am Gleisdreieckpark, voll eingerichtet und hat natürlich ein paar Macken (unsanierter Altbau). Die Lage ist ein Traum - verkehrsgünstig Mitten in der Stadt und trotzdem Ruhig. beheizt wird alles durch eine Gastherme in der Küche. Das Warmwasser auch. Das Bad verfügt über eine geschlossene Dusche. Waschmaschine und Geschirrspüler werkeln in der Küche. Einen Keller gibt es nicht. Die Wohnung befindet sich im Vorderhaus. Küche zum Hof. Das Bad ist fenterlos.
