A bright apartment on the 4th floor (4 O.G.) with two rooms, suitable for a single professional or a couple.
Wooden floors and high ceilings.
Relaxed and polite neighbours.
Room 1: relatively small, but fits a standard size double bed (140x200cm) and a little bit of storage. One small window that looks to the backyard
Room 2: a much larger, somewhat long room, with two windows, one big overlooking the street, and one small on the opposite side.
(Note for WGs - the rooms are quite uneven in size!)

Kitchen: with space for a small table (up to 4 places), big west-facing window looking towards the backyard.

The kitchen is equipped with a cooker (4 gas hobs, 1 gas oven), a sink, one small worktop, and 3 cupboards.
NOTE: in the rental contract, the renter is required to commission a suitable technician to carry out the annual maintenance and cleaning of the gas boiler, which has to be paid by the renter (~120 EUR per year). As the renter, you may be able to reclaim this cost via your annual tax declaration.
Hinweis: Mieter*innen muss eine jährlichen Reinigung und Wartung des Heizungsgeräts auf eigene Kosten (~120 EUR) beauftragen, aber die Kosten ist normaleweisen steuerlich absatzbar.

Note: the stairwell and entrance are in a passable standard, but not in a renovated standard. External maintenance is at a basic but functional level. The stairs are cleaned approximately once per week by the Hausrat.

The cold rent / Kaltmiete listed is an estimation based on the current cost. However, it is subject to change by the landlady.
This apartment should not have significant unexpected Nebenkosten because there are individual electrical and gas meters (our energy costs are about 100 EUR per month for 2 persons). Water is included in the cold rent.
High-speed cable internet is available, though we will cut our contract from end of April.
Viewings are possible at the weekend and in the evenings, only by prior arrangement.
The apartment may be available earlier (mid-April).
