Nachmieter gesucht für 1,5 Zimmer Wohnung

I am looking for a Nachmieter for my 1,5 room flat right at Nollendorfplatz.
The beginning of the contract is set for the 15th of March (10th at the very earliest).

FLAT:

It's a very cosy flat with a great view and a nice balcony. The neighbours are mainly older, quiet people. There is a big garden at the back of the building which you can use with other tenants of the building. Its central heating, but the warm water is heated up by electricity (Durchlauferhitzer). For your orientation: My electricity bill was around 40 euro.

AREA:

U-bahn is in front of the building, Kaisers is in the same building, so you can just take the elevator down. Winterfeldtplatz is some 2-3 min walk away.

APPLICANT:

The contract is signed directly with the hausverwaltung and is for unlimited time. Not a staffelmiete. The applicant must provide a clear Schufa (jetzt beantragen) , Mietschuldenfreiheitsbescheinigung, Passport copy, and the proof of income for the past 3 months. Only people with a fixed income and a permanent job will be considered.
