Hübsche 3-Zimmer Wohnung befristet/ Zwischenmiete mit Balkon/ 3-room apartment for temporary accommodation

Liebe Wohnungssuchenden,

Ich werde von Februar bis Anfang Juli 2024 verreisen und suche deswegen ein oder zwei nette, zuverlässige und halbwegs ordentliche, vorzugsweise nicht-rauchende Menschen die Wohnung kann auch als 2-er WG genutzt werden (Es ist eine Schlafcouch im Wohnzimmer verfügbar). Ihr könntet euch auch selbst ein weiteres Bett reinstellen, da müsste man nur etwas umräumen. Die Wohnung ist voll möbliert.

Die Wohnung wird vorzugsweise für den gesamten Zeitraum vermietet. Auch Mitte Februar bis Ende Mai/ Mitte Juni ist hier möglich.
Auch wenn das Haus etwas hellhörig ist, sind meine Nachbarn ruhig und freundlich. Die meisten sind jünger, berufstätig und/oder kleine Familien. Es gibt auch einen Hinterhof für Fahrräder.

WICHTIG: Es haben Katzen in der Wohnung gelebt und auch wenn diese nicht da sein werden, ist die Wohnung nicht für Tierhaarallergiker geeignet. Da wird sich noch das ein oder andere Haar verirrt haben. Auf den Fotos ist der Katzenzubehör abgebildet, dieser wird während Ihres Wohnens nicht in der Wohnung sein.

Die Wohnung hat ein Wohnzimmer zur Straße (Norden) , welches gut als zweites Schlafzimmer dienen könnte, ein Schlafzimmer zum ruhigen Hinterhof und auch das kleine Arbeitszimmer und die Küche gehen zum Hinterhof (Süden) raus, der Balkon schließt sich an die Küche an und ist ein Südbalkon auf dem man super morgens einen Kaffee trinken kann, zumindest wenn es warm ist. Es gibt ein hübsches Badzimmer mit Badewanne.

Die Gesamtkosten beinhalten die Kaltmiete, in den Nebenkosten sind Hausmeister, Wasser, Müll, Strom, Gas und Internet mit drin.

Dear flat seekers,

I will be travelling from February to the beginning of July 2024 and am therefore looking for one or two nice, reliable and reasonably tidy, preferably non-smoking people the flat can also be used as a 2-person shared flat (there is a sofa bed available in the living room). You could also put in another bed yourself, you would just have to rearrange things a bit.

The flat is preferably rented for the entire period. Mid-February to the end of May/mid-June is also possible.
Even though the house is a bit noisy, my neighbors are quiet and friendly. Most of them are younger, working and/or small families. There is also a backyard for bicycles. The flat is fully furnished.

IMPORTANT: There have been cats living in the flat and even though they will not be there, the flat is not suitable for people allergic to animal hair. One or two hairs will have got lost. The cat accessories are shown in the photos, they will not be in the flat during your stay.

The flat has a living room facing the street (north), which could well serve as a second bedroom, a bedroom facing the quiet backyard and the small study and kitchen also face the backyard (south), the balcony adjoins the kitchen and is a south-facing balcony where you can have a great morning coffee, at least when it's warm. There is a nice bathroom with a bathtub.

The total costs include the basic rent, the additional costs include caretaker, water, rubbish, electricity, gas, internet and GEZ.
