Moderne 1-Zimmer-Wohnung in Innenstadtlage - voll möbliert

Die Wohnung liegt im Dachgeschoss eines frisch sanierten Hauses inmitten der Mannheimer Innenstadt. Es gibt eine eigene Küche, Bad und ein Wohn- und Schlafzimmer, sowie Zugang zu einem Waschmaschinenraum und einem Fahrradkeller.

Die Wohnung ist ca. 40 qm groß und bleibt voll möbliert, weshalb eine Kaution in Höhe von 2,400€ für eventuelle Schäden an den Möbeln hinterlegt werden muss. Diese wird jedoch selbstverständlich wieder erstattet, wenn sorgsam mit der Wohnung umgegangen wurde.

Die angegebenen Kosten in Höhe von 720€ (Kaltmiete + Nebenkosten) stellen Gesamtkosten bzw. die Warmmiete dar und sind auch der Betrag, über den der Vertrag geschlossen werden wird. Hierbei sind sämtliche Kosten inkl. Internet bereits enthalten.
Die sonstigen Kosten i.H.v. ca. 35€ fallen für den Strom an. Aufgrund schlechter Erfahrungen muss dieser selbst beim Stromversorger angemeldet werden und ist nicht bereits Teil der Nebenkosten.

Insgesamt ist die Wohnung besonders im Vergleich zum allgemeinen Wohnungsmarkt in Mannheim ein echter Hingucker und besonders für Studenten ein Glücksgriff!

The apartment is located on the top floor of a newly renovated house in the middle of Mannheim city centre. It has its own kitchen, bathroom and a living room/bedroom, as well as access to a washing machine room and a bicycle cellar.

The apartment is about 40 sqm. and remains fully furnished, so a deposit of 2,4000€ must be paid to account for any damage to the furniture. This amount, however, will of course be refunded if the apartment has been handled carefully.

The stated costs of 720€ represent the total rent and simultaneously the amount upon which the contract will be concluded. This amount includes all utilities and even WiFi.
Additional costs of approx. 35€ are to be paid for electricity. Due to bad past experiences, the tenant needs to sign his/her own contract with the electricity provider - hence, electricity is not part of the 70€ already paid for utilities.

Altogether the dwelling is a genuine eye catcher, particularly in respect of the general housing market in Mannheim!
