Diese attraktive und gepflegte Wohnung liegt im fünften Stock - Kein Aufzug.



Da wir für ungefähr 9 Monate nicht in Deutschland sind, möchten wir unsere schöne Wohnung in der Schwetzingerstadt vom 01.01.2025 bis 30.09.2025 untervermieten.



Die Wohnung ist 65 m² groß und wird komplett möbliert vermietet. Sie besteht aus einem Wohnzimmer, Schlafzimmer, Wohnküche, Flur, Tageslichtbad mit Wanne und 2 Balkonen. Wir möchten das gesamte Mobiliar in der Wohnung lassen und stellen alle Elektrogeräte etc. für den Zeitraum komplett zur Verfügung und erwarten dafür einen sorgsamen Umgang mit unserem Eigentum, vor allem mit empfindlichen Dingen wie Kunstwerken und Musikanlage. Enthalten sind u.a.:


- Waschmaschine

- voll ausgestattete Küche inkl. aller Elektrogeräte (Spülmaschine, Wasserkocher, Mixer, Töpfe und Geschirr…)
- Küchentisch mit Stühlen

- Bett mit Matratze, Regale, Kleiderstangen und Kommode

- Plattenspieler mit Verstärker und Boxen

- Schreibtisch, Sessel, Sofa, Regale, Couchtisch und Staubsauger
- Zimmer- und Balkonpflanzen

Die monatlichen Kosten setzen sich wie folgt zusammen:

820 € Miete (kalt inkl. Rundfunkgebühren)
180 € Nebenkosten (warm inkl. Heizung, Hausmeisterservice und Treppenhausreinigung)
54€ Strom
40€ Internet



Die Nebenkosten werden wir anteilig für 2025 nachträglich mit der Nebenkostenabrechnung für den Hauptmietvertrag verrechnen. Die Stromkosten lesen wir separat ab, sodass ihr nur euren tatsächlichen Verbrauch bezahlt.

Wir werden eine Kaution von 2000 € einbehalten, die ihr nach der Mietzeit zurückbekommt. Das regeln wir alles in einem Untermietvertrag.

This attractive and well-maintained apartment is on the fifth floor - no elevator.

Since we will not be in Germany for about 9 months, we would like to sublet our beautiful apartment in Schwetzingerstadt from January 1st, 2025 to September 30th, 2025.

The apartment is 65 m² in size and is rented fully furnished. It consists of a living room, bedroom, eat-in kitchen, hallway, daylight bathroom with tub and 2 balconies. We would like to leave all the furniture in the apartment and provide all electrical appliances etc. for the period and expect our property to be treated with care, especially sensitive things such as works of art and music systems. Included are:

- Washing machine
- fully equipped kitchen including all electrical appliances (dishwasher, kettle, mixer, pots and dishes…)
- Kitchen table with chairs
- Bed with mattress, shelves, clothes rails and chest of drawers
- Record player with amplifier and speakers
- Desk, armchairs, sofa, shelves, coffee table and vacuum cleaner
- Indoor and balcony plants

The monthly costs are as follows:

820 € rent (cold including broadcasting fees)
180 € additional costs (warm including heating, caretaker service and stairwell cleaning)
54€ electricity
40€ internet

We will subsequently offset the additional costs proportionally for 2025 with the additional costs bill for the main rental agreement. We read the electricity costs separately so that you only pay for your actual consumption.

We will keep a deposit of €2000, which you will get back after the rental period. We regulate everything in a sublease agreement.
