Ich suche ab sofort für meine helle, voll möblierte und komplett ausgestattete 2 Zimmer Wohnung (40 qm, Balkon) eine/n Untermieter/in. Mindestens für mind. 1-6 Monate und je nach Umständen auch verlängerbar bis zu 1 oder 1,5 Jahre.
Die Wohnung beinhaltet eine Küche mit Kühlschrank, Backofen, Utensilien und Waschmaschine, ein Smart-TV, eine Schlafcouch, ein 1,40m Bett, einen Esstisch, ein Bügeleisen, einen Staubsauger sowie Bettwäsche und Handtücher bei Bedarf. Die helle Wohnung liegt im vierten Stock eines fünfstöckigen Gebäudes und besteht aus zwei Zimmern - Wohnzimmer und einem kleineren Schlafzimmer - sowie einem separaten Badezimmer mit Badewanne. Zudem bietet die Wohnung einen kleinen Balkon.

Für ausreichenden Stauraum sorgen zwei eingebaute Kleiderschränke im Schlafzimmer und im Flur. Ein Tiefgaragenstellplatz ist ebenfalls vorhanden, der sich ideal zur sicheren Unterbringung eines Fahrrads eignet.

Lage:
Die Wohnung befindet sich in Schwabing, einem der besten Stadtteile Münchens. Sie liegt nur fünf Gehminuten von der Haltestelle Münchner Freiheit (U3, U6, Busbahnhof, Tram) und diversen weiteren Bushaltestellen entfernt.
Lebensmittelgeschäfte und Einzelhandelsgeschäfte, wie Alnatura, Denn's, Edeka, Rewe, dm und Galeria, sowie Apotheken, mehrere Ärzte sind ebenfalls in nur fünf Gehminuten erreichbar.
Zudem befinden sich zahlreiche charmante Cafés und Restaurants in unmittelbarer Nähe.

Bevorzugt:
Vertrauenswürdige und ruhige Person, die nicht raucht und kein(e) Haustier(e) mitbringt.
Die Wohnung ist leider nicht für eine Familie mit Kindern geeignet.

Im Preis inbegriffen sind Kaltmiete, Nebenkosten, Strom, Internet und GEZ.

Eine Verlängerung der Mietdauer könnte je nach meiner persönlichen Situation möglich sein.
Wöchentliche Miete auch möglich.

I am looking for a subtenant for my bright, fully furnished and fully equipped 2-room flat (40 square metres, balcony) with immediate effect. At least for 1-6 months and depending on the circumstances also extendable up to 1 or 1.5 years.
The flat includes a kitchen with fridge, oven, utensils and washing machine, a smart TV, a sofa bed, a 1.40m bed, a dining table, an iron, a hoover and bed linen and towels if required. The bright flat is located on the fourth floor of a five-storey building and consists of two rooms - living room and a smaller bedroom - as well as a separate bathroom with bathtub. The flat also has a small balcony.

Two built-in wardrobes in the bedroom and hallway provide ample storage space. An underground parking space is also available, which is ideal for safely storing a bicycle.

Location:
The flat is located in Schwabing, one of Munich's best neighbourhoods. It is only a five-minute walk from the Münchner Freiheit stop (U3, U6, bus station, tram) and various other bus stops.
Grocery shops and retail outlets such as Alnatura, Denn's, Edeka, Rewe, dm and Galeria, as well as pharmacies and several doctors are also just a five-minute walk away.
There are also numerous charming cafés and restaurants in the immediate vicinity.

Preferred:
Trustworthy and quiet person who does not smoke and does not bring pet(s).
The flat is unfortunately not suitable for a family with children.

The price includes rent, utilities, electricity, internet and GEZ.

An extension of the rental period could be possible depending on my personal situation.
Weekly rent also possible.
