3ZW zur Zwischenmiete im Westend / 3 Rooms sublet in Westend

Da die letzte Anzeige nicht erfolgreich war, bieten wir unsere ruhige Wohnung (möbiliert) zunächst für 6 Monate zur Zwischenmiete an, mit Option zur Verlängerung, nach Rücksprache mit dem Besitzer. Sehr sonnige 3 ZW (2 grössere Zimmer, davon eins mit wunderbarem Balkon, und ein kleineres) mit EBK und Bad mit Badewanne im schönen Westend. Ein Zimmer hat Morgensonne, die anderen zwei Abendsonne. Vom Balkon aus kann man den Tag angenehm ausklingen lassen. Sehr bedingt WG-tauglich, da es neben dem Wohnzimmer nur ein Schlafzimmer gibt und ein kleines Zimmer (Kinderzimmer/Büro). Keller ist leider voll, aber ein Aufzug gibt es. Die Wohnung ist sehr ruhig, durch die verkehrsberuhigte Nachbarschaft und der Ausrichtung zum Innenhof. Viele Cafés/Restaurants und alles was man im Viertel braucht in Gehweite. U4 und U5 5min entfernt, Tram 5min, durch die Nähe zur Donnersbergerbruecke ist man auch schnell auf den Ring/Autobahn.
Wohnungsbesichtigung wäre in der ersten Oktoberwoche, in der Hoffnung bis Ende der Woche, den Vertrag abzuschliessen.

Neben den Nebenkonsten kommen noch 30e internet (100mbit ) und aktuell 57e Strom hinzu.

Due to the last ad not being successful, we are renewing it, and are subletting this quiet appartment (furnished) for the next 6 months, with an option to extend, at the owner's discretion. Very sunny 3 Rooms appartment (2 bigger rooms, one of which has access to a nice balcony, and a smaller one), with kitchen (fridge/oven/dishwasher) and a bathroom with tub, in the nice and hip neighbourhood of Westend. One of the bigger rooms has morning sun, from the other ones you can see wonderful sunsets. It is limited in terms of collocation, as next to the living room (balcony), there is only one bigger room, and a smaller one (children's room, small office). There is no cellar but there is an elevator. The appartment is very quiet due to the low-traffic area and it's orientation towards the courtyard. There are a lot of cafés and restaurants in the neighbourhood as well as everything one needs. U4 and U5 are 5min away, the tramway as well, and the proximity of the Donnersbergerbrücke adds a convenient exit towards the Autobahn/Mittlerer Ring and S-Bahn.
Additionally to the extra costs, there are 30e (internet 100) and still 57e electricity.

Visits will be in the first week of October, trying to finalize the contract by the end of the week.
