~~ About the apartment ~~
We are looking for someone to take over our beloved 96m^2 apartment, including 3 bedrooms, living room, kitchen, pantry, bathroom and seperate toilet. We are the current tenants, the apartment is rented out through Immovision. The contract would have to be taken over from us - best way to keep the rent low...
The apartment comes semi-furnished. The living room and the kitchen come with most of the furniture you see in the pictures - the bedrooms can be discussed individually as some of us are happy to leave certain things behind for a small fee.
The contract for the apartment has been passed on for many years within one friend group. This had led to the apartment remaining mostly the same throughout the years, ie: no major renovations but this has also kept the rent quite cheap for the size and location.
We are lucky enough to have quite a large living room, which is not often the case in Vienna, and we are proud of our bookshelf. There is a spacious kitchen, separated toilet and bathroom with bathtub. The is a lift in the building, the windows in the living room face towards the courtyard with trees, so nicely quiet. There is also a Keller for extra storage space and a seperate bike room. There is also a gym in the basement which we call the dungeon - it's red bricked and has some old school equipment in there... You'll be swole by the end of the month, no steroids required...
In our opinion, the apartment would make a great fit for students as you can use it perfectly for shared living between friends (as we did). There were never any issues with neighbours, and no one ever complained to us when we had people over. However, there are also families living close by, so it could also be a suitable place for a family. Pets are also allowed as long as they are kept accordingly and do not disturb the neighbours.
~~ Individual rooms ~~
Room 1:
The first bedroom as you enter the apartment is the smallest (approx. 12 m2), and we have all lived in it before (you can see the different styles in the pictures). It is quiet, and our favourite feature was the privacy that comes with it, since it's the most separated from the rest of the living space. It is not the brightest but it has high ceilings. It will be unfurnished when you move in. Currently one wall is painted in dark green.
In the pictures you will be able to see this room in the many different layouts over the years.

Room 2:
This is the largest bedroom of the apartment and we estimate its size at 22 m2. It is quite bright as it has a large window - perfect for your plant collection. It will most likely be unfurnished, however, we can discuss certain items that you may be needing.
-> There is the options that I (tenant of room 2), could still rent this room for the month of June. However, this can be discussed, according to your needs - I am flexible on the matter.

Room 3:
This bedroom is estimated to be 20 m2 and is nice and lets in a lot of light when the morning sun comes up. The windows look into a courtyard with a lovely large tree in view - cool to watch throughout the seasons.
This room can come fully furnished - what can stay is the bed (mattress included), the large grey cupboard, and the small beige-ish cupboard with the glass side door. All of these items together, will be sold for €150. Individually, can be discussed.

Living Room:
As already mentioned, it's bright and large - great for hosting friends and family, also good for hosting parties! The living room comes furnished: 2 couches, book shelf, corner shelf, coffee table & small dinner table, TV & stand, there are 2 lamps that will stay, at least 2 main dining room chairs plus 4 foldable chairs.
Kitchen:
The kitchen is a large space with a lot of free goodies. The plates and cutlery, most of the pots and pans, glasses, plenty of baking and cooking utensils, cupboards, fridge & seperate freezer, oven, and microwave will stay.
There is a washing machine - which we can discuss with regards to a fee.
Pantry:
The pantry has a large shelf on the wall, perfect for storing anything and everything.

Regarding the rent: "Kaltmiete" only includes the rent we pay to the landlord.
Regarding the "Nebenkosten", electricity and gas are included. The prices can change over the months, but we can show you all the paperwork.
Note that wherever you live in Austria, you have to play an extra broadcasting fee for the ORF (Public Broadcasting Channel), which is around €15 per month.
Insurance is not included in these costs.
Das ist einfach, wir haben alles in der Nähe. Für Supermärkte gibt es Hofer, Spar Gourmet, Interspar, paar Billas und DM und Bipa in der Nähe. Es gibt einen Fitnessraum (Fitinn) 4 Gehminuten entfernt. Und der beste döner Shop in ganz Wien, 1 Minute entfernt. Es gibt einen schönen Park zwei Blocks von uns. In der Wiedner Hauptstrasse haben Sie 3 verschiedene Straßenbahnen, die Sie in die Innenstadt bringen - Sie erreichen den 1. Bezirk innerhalb von 15 Minuten. Es gibt auch den 13a Bus in der Nähe von uns, und die U1 ist etwa 10 Minuten zu Fuß. Dies wäre der Südtiroler Platz - Hauptbahnhof, der auch der Hauptbahnhof ist und einen der wenigen Supermärkte hat, die sonntags eröffnet. Es ist eine ruhige Nachbarschaft.
This is easy, we have everything close by. For supermarkets there is Hofer, Spar Gourmet, Interspar, couple of Billas and DM and Bipa close. There is a gym (Fitinn) 4 minutes walk away. And the best döner shop in the whole of Vienna, 1 minute away. There is a beautiful park two blocks from us. In Wiedner Hauptstrasse you have 3 different lines of tram that bring you to the inner city - you can reach the 1st district within 15 minutes. There is also the 13a bus close to us, and the U1 is about 10 minutes by foot. This would be Südtiroler Platz - Hauptbahnhof, which also is the main train station and has one of the few supermarkets that opens on Sundays. It's a quiet neighbourhood.
For viewing the apartment, we would prefer the weekends, possibly evenings, as we all have quite busy working schedules. Online viewings are also possible.
Rooms can be rented out individually - please mention which room you are interested in.
This will be the new founding of a shared living space.
