Wir vermieten zwei Zimmer in unserer charmanten Dachgeschoss-Maisonette-Wohnung von Februar 2024 bis August 2024, da wir für 6 Monate ins Ausland gehen. Wir behalten lediglich ein Zimmer in der Wohnung für persönliche Zwecke, sodass euch/dir fast die gesamten Räumlichkeiten zur Verfügung stehen.
Die Wohnung, die momentan von uns (Familie mit 3 Kindern) bewohnt wird, wird größtenteils leergeräumt, damit du deinen persönlichen Raum gestalten kannst.
Die Wohnung besteht aus einer großzügigen gemütlichen Wohnküche (ca. 33 qm) mit direktem Zugang zur Loggia (10 qm). Im oberen Stockwerk befindet sich eine Galerie (13 qm) und zwei getrennt begehbare Zimmer (18 qm, 15 qm) mit jeweils direktem Zugang zur 23 qm großen Dachterrasse. Die Dachterrasse bietet genügend Platz, um im Sommer gemütlich zu sitzen, zu grillen oder sein eigenes Gemüse anzubauen. Erde und Tröge sind bereits vorhanden.
Es gibt kein direktes Gegenüber, das heißt, man hat immer einen schönen Ausblick ins Grüne und viel Tageslicht von allen Wohnräumen aus.
Die Wohnung wird komplett möbliert übergeben, inklusive unserer Einrichtung, Schränke, Geschirr etc.
Sie befindet sich ca. 40 Meter von der U2-Station Stadlau entfernt. Man ist daher in weniger als 20 Minuten in der Innenstadt. Das Mühlwasser ist ca. 15 Gehminuten entfernt, und man ist sehr schnell in der Lobau oder auf der Donauinsel.
Wir suchen einen oder zwei sympathische Zwischenmieter. Da es sich um eine Familienwohnung handelt, darf absolut nicht in der Wohnung geraucht oder gefeiert werden, besonders weil es sich um eine sehr hellhörige Wohnung handelt und umliegende Wohnungen ebenfalls Familienwohnungen sind. Es besteht ein absolutes AirBnB-Verbot.
Beide Zimmer und Allgemeinräumlichkeiten werden für insgesamt 1200€/Monat vermietet, das beinhaltet Wien Energie, Internet und Strom.
Kaution beträgt zwei Monatsmieten. Ihr könnt die Wohnung bereits ab dem 20. Januar beziehen, der offizielle Mietbeginn ist der 1. Februar 2024.

We are renting out two rooms in our charming attic maisonette apartment from February 2024 to August 2024, as we are going abroad for 6 months. We will keep only one room in the apartment for personal use, leaving you/almost the entire space at your disposal.
The apartment, currently occupied by us (a family with 3 children), will be mostly emptied, allowing you to create your own personal space.
The apartment features a spacious and cozy kitchen-living area (approx. 33 sqm) with direct access to the loggia (10 sqm). Upstairs, there is a gallery (13 sqm) and two separately accessible rooms (18 sqm, 15 sqm), each with direct access to the 23 sqm rooftop terrace. The terrace offers ample space for relaxing, grilling, or even cultivating your own vegetables. Soil and troughs are already available.
There are no constructions on the opposite side, meaning you always have a beautiful view of greenery and plenty of natural light in all living spaces.
The apartment will be handed over fully furnished, including our furniture, cabinets, dishes, etc.
It is located approximately 40 meters from the U2 and Train Station Stadlau station. This allows you to reach the city center or the Hauptbahnhof in less than 20 minutes. Beautiful Mühlwasser is about a 15-minute walk away, and you can quickly access the Lobau or Donauinsel.
We are looking for one or two friendly subletters. As it is a family apartment, smoking and parties are strictly prohibited in the apartment, especially since it is a sound-sensitive space, and neighboring apartments are also family-oriented. There is an absolute ban on Airbnb rentals.
Both rooms and common areas are available for a total monthly rent of €1200, including Wien Energie, Internet, and Electricity.
The security deposit is two months' rent. You can move into the apartment from January 20th, with the official start of the lease on February 1, 2024.
