Wir bieten ab 15. März ein großes, sonniges WG-Zimmer in bester Schöneberger Lage (Akazienkiez/Rote Insel) an.
Sowohl das Zimmer, als auch der Rest der Wohnung sind mit wunderbar erhaltenem dunklem Stuck, Dielenböden und Holzflügeltüren ausgestattet. Das Zimmer hat Ostausrichtung und, da kein Haus direkt auf der anderen Seite steht, einen sehr guten Lichteinfall und exzellente Luftzirkulation. Zum Zimmer gehört auch ein kleiner Balkon, der besonders im Sommer zum Verweilen einlädt. Des Weiteren verfügt die Wohnung über ein sehr modernes Bad (Wanne, Dusche, WC, Urinal), ein Gäste-WC, eine moderne Küche, zwei Balkone (der kleine zur Straßenseite, einen großen zum Innenhof), und ausreichend zusätzlichen Stauraum. Die Wohnung liegt im ersten Stock.
Wichtig: Ab April wird ein angrenzendes Zimmer frei, sodass ggf. Paare oder befreundete Personen beide Zimmer mieten können. Außerdem besteht die Möglichkeit Möbel des Vormieters zu übernehmen, bzw. das Zimmer möbliert mit großem Bett, Kleiderschrank, Bücherregal, Schreibtisch und Fernseher zu mieten. We're offering a large, bright room in our flat share in one of Schöneberg's best areas for 15 March 2024 move-in.
The room itself, as well as the rest of the apartment are equipped with wonderfully maintained stucco, parquet floors and wooden doors. The room is facing East, and there is no other house directly opposite of it, so that natural light and fresh air can enter the room easily. The room has access to a small balcony, which, especially in the summer, is great for relaxing outside. In addition, the apartment features a modern bathroom (bathtub, shower, toilet, urinal), a guest toilet, a modern kitchen, two balconies (the smaller one to the street, and a larger one in the backyard), and plenty of additional storage space. The apartment is located on the first floor. The extra costs already contain heating, electricity, internet, GEZ and cleaning every 2 weeks.
Important: From April on, the neighboring room will become available as well, so that couples or friends can rent both rooms. In addition, it is possible to take over the previous tenant's furniture or to rent the room furnished with large bed, a wardrope, a bookshelf, a desk and a small TV. Die Wohnung liegt in einer ruhigen, sehr schönen Wohngegend (Nebenstraße) mit ein paar kleinen sehr guten Restaurants, Cafés und Bäckern, aber auch "nah am Berliner Leben". Sie ist verkehrstechnisch bestens angebunden. 4 Min. zu Fuß zur S-Bahn-Station Julius-Leber-Brücke (S1), 8 Min zur Akazienstraße (viele Einkaufsmöglichkeiten und Restaurants/Cafés), 10 Min zu Fuß zum Bhf Südkreuz. Die Buslinien 106 und 204 fahren direkt vor der Tür ab. Es gibt 2 FitX Fitnessstudios, mehrere Outdoor-Fitnessmöglichkeiten und das Schwimmbad Schöneberg in der Nähe. Gleisdreieckpark und Bergmannkiez sind auch in laufbarer Distanz.
The apartment is located in a quiet neighborhood (side street) featuring a few small bars, cafés and bakeries, but is also close to 'the Berlin life', and very well connected with regard to public transportation. 4 minutes walking distance to S-Bahn stop Julius-Leber-Brücke, 8 min to Akazienstraße (many shops, restaurants, cafés), 10 min to Südkreuz train station. The bus lines 106 and 204 stop right in front of the door step. There are 2 FitX fitness studios, multiple outdoor workout locations and the Schöneberg public swimming pool close by. The park at Gleisdreieck and Bergmannkiez are also within walking distance.
Dein Mitbewohner wird Jan sein, welcher bereits seit mehreren Jahren in der Leberstraße wohnt, und die Gegend seht gut kennt. Jan arbeitet in leitender Position bei einem größeren Berliner Start-up aus der Personalsoftwarebranche und ist für seinen Job häufiger im Ausland unterwegs. Wenn Jan in Berlin ist, arbeitet er meist 2-3 Tage die Woche aus dem Home Office. Das WG-Leben kann gesellig sein (z.B. gemeinsame Workouts, Koch-, Spiel- oder Kinoabende (es gibt eine Leinwand!)), muss es aber nicht - kann sich auch ganz nach Phase/Interesse richten. Für ein kurzes Gespräch ist aber immer Zeit. Wichtig sind eine gute Vertrauensbasis, gemeinsame Verantwortung für die Sauberkeit der Wohnung und offene Kommunikation zu Besuchern, Gästen, etc.
Your flatmate will be Jan, who has lived in Leberstraße for several years and knows the area very well. Jan works in a management position at a larger Berlin start-up in the human resources software industry and often travels to other countries for his job. When Jan is in Berlin, he usually works from home 2-3 days a week. Life in our shared flat can be sociable (e.g. working out together, cooking, playing or watching movies (there is a big screen!)), but it doesn't have to be - it can also depend entirely on the current phase/level desired social interaction. But there is always time for a short conversation. What is important is a good basis of trust, shared responsibility for the cleanliness of the apartment and open communication about visitors, guests, etc.
