Vorab: Die Fotos werden dem Flair der Wohnung nicht gerecht. UND die Wohnung ist nicht für eine WG geeignet, sondern für ein Pärchen oder den Single, der das Besondere liebt.
Die schöne und sehr helle Maisonettewohnung befindet sich auf der vierten Etage eines wunderschönen, frisch und liebevoll kernsanierten Jugendstilhauses in bester Lage. Die Wohnung ist hochwertig ausgestattet. Alle Zimmer haben Parkett und restaurierte oder rekonstruierte alten Türen. Auf Wunsch kann gegen einen Mietaufschlag eine Einbauküche eingebaut werden Es ist ein super schickes Duschbad vorhanden und zusätzlich ein Gäste-WC.
Die Dachflächenfenster verfügen alle über elektrische Außenrolladen von VELUX, die Licht, Hitze und Lärm draußen lassen.
Highlights der Wohnung sind neben der Aufteilung die Charaktergebenden alten Balken und der Wohnbereich, der über eine große Gaube zur Dachterrasse übergeht. Außerdem gibt es noch einen sehr kleinen Balkon, der zur Straße hin zeigt. Im Sommer kann man hier schattig sitzen und was trinken, während man in einem Buch schmökert, und im Winter ist er zusätzlicher Kühlschrank. Es gibt niemanden, der von der Wohnung nicht begeistert ist.
Waschmaschine und Trockner sind im Keller vorhanden (Kosten: 8,- €/Monat). Es können aber auch eigene Geräte in der Wohnung oder im Keller aufgestellt werden.
Natürlich verfügt die Wohnung über eine moderne Gegensprechanlage mit Kamera.
Internet:
Laut Vodafone kann die Wohnung mit einer Gigabit-Leitung ausgestattet werden. Die Telekom will in den nächsten Monaten ebenfalls eine Gigabit-Leitung ins Haus legen. Die Zimmer verfügen auch über LAN-Anschlüsse.
Die Treppe auf den Bildern ist natürlich die alte, die noch ersetzt wird.

The beautiful and very bright 2-floor-apartment is located in a beautiful, fresh and lovingly refurbished Art Nouveau house in a prime location. The apartment is furnished to a high standard. All rooms have parquet floors and restored or reconstructed old doors. On request, a fitted kitchen can be built in for a rent surcharge. There is a super chic shower room and an extra toilet for the guests.
In addition to the layout, the highlights of the apartment are the character-giving old beams and the living area, which leads to the roof terrace via a large dormer. A very small balcony next to the kitchen offers a shady place in summer for reading a book while enjoying a cup of tee or coffee and can be used as an extra fridge in winter. There is no one who is not enthusiastic about the apartment.
The windows in the roof are equipped with electric shutters to keep out heat, light and noise.
Washing machine and dryer are available in the basement (costs: € 8 / month). However, you can also set up your own devices in the apartment or in the basement.
Of course, the apartment is equipped with a modern intercom with camera.
The stairs you see in the photo are of course not the ones which will stay in the apartment.

Die Wohnung befindet sich im beliebtesten innerstädtischen Viertel: Frankenberger Viertel mit guter Anbindung zur Innenstadt, Burtscheid und zum Hauptbahnhof. Das Viertel verfügt über viele nette Gaststätten und schönen Örtlichkeiten, die zum Verweilen einladen: Parks und eine Burg, in der im Sommer Theateraufführungen stattfinden. Beim Spazieren in diesem Viertel merkt man, dass hier ein netter Flair mit netten Menschen herrscht. Das Viertel ist sehr beliebt bei Menschen, die sich für schöne Architektur, Kultur und für das entspannte Miteinander interessieren.
Die Infrastruktur ist hervorragend und somit auch die Anbindung zu allen Hochschulen der Stadt: E-Scooter gibt es an jeder Ecke. Bushaltestellen und die Möglichkeit von Car-Sharing sind ebenfalls in unmittelbarer Nähe. Der Bahnhof ist nur 1 km entfernt - ca. 3-4 min mit dem Scooter oder einfach ein Spaziergang entfernt.
Natürlich sind viele Geschäfte des täglichen Bedarfs in unmittelbarer Nähe. Nette Café und Restaurants runden das Bild eines charmanten städtischen Wohnviertels ab.
The apartment is situated in the most popular quarter of Aachen: Frankenberger Viertel. AND you can quick and easily get to all the universities and institutes from here.
This quarter with its parks, the little charming castle, beautiful old houses in Art Nouveau style, pubs and restaurants make you feel very welcome and invites you to relax from hard work. You will meet a lot of students, academics and people who are interested in architecture, coming together and culture (In summer the castle is home to theatre plays.)
A supermarket and many shops, bakeries and an excellent ice cream parlour are also very close. Nice cafés and restaurants complete the picture of a charming neighborhood.
The infrastructure is perfect: You can find e-scooters everywhere (just rent them for little money via App). There are bus stops so you can get easily to every corner of the town. 2 minutes away there is a car sharing possibility.
The main train station is only a 1 km walk away or just take a scooter.
Das Haus ist ein Denkmal. Die neuen modernen Fenster sind stilistisch an die Originale angelehnt. Es wurde hochwertiges Sanitär und Fliesen eingebaut. Bei der Sanierung und Gestaltung haben wir uns nach der Devise gerichtet, wie würden wir die Wohnung gestalten, sodass wir selbst uns darin wohlfühlen. Wir haben sehr stark auf eine gute Dämmung geachtet um das Portemonnaie und die Umwelt zu schonen. Wir wünschen uns, dass die zukünftigen Mieter dem Haus den Respekt entgegenbringen, den es verdient, und so gerne darin wohnen, wie wir es tun würden.
Die Bewohner in den anderen vier Wohnungen im Haus sind sehr nett uns sind alle kürzlich eingezogen und wir gehen, davon aus, dass sich eine nette und hilfsbereite Hausgemeinschaft entwickeln wird.
The house is a freshly and completely renovated protected historic building. The new modern windows are stylistically based on the originals. High quality plumbing and tiles were installed. During the renovation and design, we followed the motto, how would we design the apartment so that we ourselves feel comfortable in it. We paid great attention to good insulation to protect the wallet and the environment. We want future tenants to show the house the respect it deserves and love to live in it as much as we would.
The residents in the other four apartments in the house are very nice and they all moved in recently and we assume that a nice and helpful house community will develop.
