Alle Räume verfügen über große Fenster und eine schöne Deckenstruktur, die den Räumen das gewisse Etwas verleiht. Darüber hinaus gibt es eine große Küche mit großzügiger Einbauküche, sowie das helle Fensterbad mit Wanne und Dusche.
Die Wohnung ist teilweise möbliert: die Küche verfügt über einen schönen Tisch und zwei stilvolle Stühle, und im Schlaf- bzw. Wohnzimmer befindet sich ein großer Pax-Kleiderschrank mit Schiebetüren. Alle Fenster haben bereits Gardinen inklusive Gardinenstangen. Der Rest der Wohnung wird unmöbliert vermietet- die Fotos sollen nur zum Überblick dienen!
Der Rest der Wohnung ist bestens ausgestattet: Spülmaschine, Ofen/Herd, diverse Küchengeräte, eine Waschmaschine u.v.m. sind bereits vorhanden. Besonders praktisch ist außerdem die zusätzliche Kammer in der Wohnung und der zugehörige Keller. Im Hof gibt es zudem noch Abstellmöglichkeiten für Fahrräder.

The light-flooded and renovated attic apartment has a total size of approx. 80 sqm. With two bright rooms, kitchen, hallway and bathroom, the apartment offers everything the heart desires. A very special add-on: the spacious and open balcony, where you can enjoy the sun all day long.
The whole flat has large windows and a beautiful ceiling structure. On top that, there is a large kitchen and a bright windowed bathroom with tub and shower.
The apartment is partly furnished and comes with a white kitchen table and two stylish chairs. On top of that, there is a huge wardrobe in the bed room/ living room, and all windows already have curtains! The photos show our current furniture, so please keep in mind, that this won't be part of the agreement.
The rest of the apartment is perfectly well equipped: dishwasher, oven/stove, various kitchen appliances, a washing machine and much more are already available. Especially practical is the additional chamber in the apartment and the cellar. In the courtyard, there is also plenty of space for parking your bicycle.
Die Wohnung liegt mitten im belebten Herzen Charlottenburgs, unweit des schönes Savignyplatzes und der beliebten Kantstraße. Die Gegend ist bekannt für ihre zahlreichen tollen Restaurants und Cafés und bietet etwas für jeden Geschmack. Besonders die Kantstraße ist für ihre ausgezeichneten asiatischen Restaurants bekannt und ist somit das Zentrum des Kiezes. Hier kann man es sich echt gutgehen lassen!
In unmittelbarer Nähe befindet sich ebenfalls der beliebte Ku'damm, auf dem zahlreiche (!) Einkaufs- und Shoppingmöglichkeiten zu finden sind. Samstags findest du zudem einen Wochenmarkt auf dem nahgelegenen Kirchplatz, welcher jede Menge frischer Spezialitäten aus der Region anbietet.
Der nächste Bahnhof ist nur ca. 4 Gehminuten entfernt (S Savignyplatz), wo einen die S5, 7, 75 und 9 in nur 10 Minuten zur Friedrichstraße bringen. Zudem befinden sich zahlreiche U-Bahnhöfe in der näheren Umgebung (U7, U1, U2) und der Bus fährt praktisch direkt vor der Tür - du bist also bestens angebunden.
In der direkten Umgebung gibt es sehr viele Einkaufsmöglichkeiten und die nächsten Supermärkte sind nur wenige Minuten entfernt und zu Fuß zu erreichen.
Grundsätzlich ist die Gegend relativ ruhig und gelassen und eignet sich dadurch auch für schöne Spaziergänge zum nahegelegenen Lietzensee oder dem Tiergarten.

The apartment is located in the heart of Charlottenburg, not far from the beautiful Savignyplatz and the popular Kantstraße. The area is known for its numerous great restaurants and cafés. Especially, Kantstrasse in particular is known for its excellent Asian restaurants and is therefore the center of the district. Here you can really have a good time!
The popular Ku'damm is in immediate vicinity, where you can find numerous (!) shopping possibilities. Saturdays, you will also find a weekly market on the nearby church square offering lots of fresh specialties from the region.
The nearest train station is only about 4 minutes walk away (Savignyplatz), but there are also numerous underground stations in the immediate vicinity (U7, U1, U2) and the bus runs practically directly in front of the door - so you are well connected.
In the immediate vicinity there are many shopping possibilities, the nearest supermarkets are only a few minutes away and within walking distance.
Overall, the area is rather quiet and calm and therefore also perfect for nice walks to the nearby Lietzensee or the Tiergarten park.

Übrigens: die Gesamtmiete enthält ALLE Kosten (Strom, Internet GEZ, etc.)! Die Wohnung ist sehr hochwertig, und besonders die Lage im Dachgeschoss bietet sehr viel Ruhe und Gemütlichkeit, sowie einen tollen Ausblick :-)
Der Mietzeitraum ist auch flexibel- ich würde vorschlagen, erstmal einen Vertrag von einem Jahr aufzusetzen. Schreibt mir gerne, was ihr euch vorstellt!

By the way: the total rent really includes ALL costs (electricity, internet, GEZ, etc.)! The apartment is of very high quality, and especially the location in the attic offers a lot of peace and comfort, as well as a great view :-)
The duration of rent is flexible, however I would propose to start with a sublet of one year. However, feel free to suggest what works best for you!
