zwei möbilierte Zimmer sind frei und warten auf euch.
Vorab: Ich werde nicht jedem (ausführlich) antworten können. Nichts für ungut!

Ich vermiete meine möbilierte Wohnung bzw. zwei möbilierte Zimmer (16qm und 21qm) unter, da ich mich für einige Zeit dort wenig aufhalten werde.
Egal ob ihr auf Wohnungssuche seid und einen kurzzeitigen Hafen benötigt oder ihr länger bleiben möchtet, meldet euch gerne bei mir.
Die Wohnung wurde vor 2 Jahren komplett saniert. Daher sehr schön aber der Vermieter verlangt dementsprechend eben auch Miete.
Beide Zimmer gehen zur ruhigen und schönen Rückseite des Gebäudes heraus.
Die Wohnung vermiete ich komplett möbiliert. In der Küche ist alles da und die Geräte (Großer Kühlschrank, Herd, Spülmaschine, Wasschmaschine, etc) sind alle unter 2 Jahre alt und verbleiben in der Wohnung. Dazu kommt eine von mir einbaute Küchenzeile, samt Esstisch und Sitzgelegenheit. Es kann also sofort gekocht werden etc.
Das Tageslichtbad verfügt über eine neue und schöne Badewanne.
Im Keller kann ein Fahrrad untergestellt werden.
In den Kosten ist das folgende enthalten: Miete, Internet, Nebenkosten pauschal. Es kommen also keine weiteren Kosten auf euch zu.
Eine Anmeldung ist derzeit leider noch nicht möglich. Bzw. nur für eine weitere Person.
Die hier inserierten Zimmer verfügen über ein Bett mit zwei Matratzen (1,90x2,00m). Dazu kommen noch ein großer Kleiderschrank, ein Tisch samt Stühlen, sowie mehrere Regale.
Von einem Zimmer geht noch eine Tür zum großartigen Wintergarten ab. Dieser ist Bestandteil des zweiten Zimmers. Super praktisch und schön.
Ihr könnt natürlich selbst noch Möbel einbringen oder ersetzen. Lasst uns dann einfach darüber sprechen und es findest sich bestimmt ein guter Weg.

First of all: I won't be able to answer everyone (in detail). No offence intended!
I'm subletting my furnished flat or two furnished rooms (16sqm and 21sqm), as I won't be staying there for a while.
No matter if you are looking for a flat and need a temporary harbour or if you want to stay longer, please contact me.
The flat was completely renovated 2 years ago. Therefore very nice but the landlord asks for rent accordingly.
Both rooms face the quiet and beautiful back of the building.
I rent the flat fully furnished. Everything in the kitchen is there and the appliances (large fridge, cooker, dishwasher, washing machine, etc) are all less than 2 years old and will remain in the flat. I have also installed a kitchen unit, including a dining table and seating. So you can cook immediately etc.
The daylight bathroom has a new and beautiful bathtub.
A bicycle can be stored in the cellar.
The following is included in the costs: Rent, internet, utilities all-inclusive. So there are no further costs for you.
Unfortunately, it is not yet possible to register. Or only for one additional person.
The rooms advertised here have a bed with two mattresses (1.90x2.00m). There is also a large wardrobe, a table with chairs and several shelves.
One room has a door leading to the magnificent conservatory. This is part of the second room. Super practical and beautiful.
You can of course add or replace furniture yourself. Let's just talk about it and we'll find a good solution.
Die nächste U-Bahnhaltestelle (U7 Parchimer Allee) ist nur fünf Minuten entfernt. Die Bushaltestelle ist direkt um die Ecke.
In der Nähe sind verschiedene Supermärkte (Lidl, Kaufland, Edeka, Aldi) gut erreichbar.
Ein Späti und eine Dönerbude sind ebenfalls sehr nah.
Der Mauerradweg ist um die Ecke. Für Studenten nach Adlershof oder zum biken und inlinern optimal.
Der Stadtteil Britz gehört zum südlichen Neukölln.

The nearest underground station (U7 Parchimer Allee) is only five minutes away. The bus stop is just round the corner.
Various supermarkets (Lidl, Kaufland, Edeka, Aldi) are within easy reach.
A Späti and a kebab shop are also very close.
The Mauerradweg cycle path is around the corner. Ideal for students travelling to Adlershof or for biking and inline skating.
The Britz district is part of southern Neukölln.
Die Zimmer können zusammen von einer Person gemietet werden. Diese Person wäre offiziell mein Mitbewohner und kann sich voraussichtlich auch in Berlin anmelden, sobald eine Bestätigung des Hauptvermieters erfolgt. Gerne kann der oder die Partner:in des neuen Mieters so oft da sein wie ihr möchtet. Ich werde ja wie bereits angedeutet wenig da sein.
Ich arbeite derzeit als Lehrer und werde für längere Zeit nicht wirklich in Britz sein, daher vermiete ich die Zimmer.
Die Wohnung verfügt über 2,5 Zimmer. Ein Zimmer werde ich formal weiter bewohnen und kann in meiner Abwesenheit natürlich auch von euch genutzt werden. Ich komme dementsprechend sehr selten zur Wohnung und wenn dann nur mit Voranmeldung rein. Ca. einmal im Monat. Wenn ich da bin, kümmere ich mich um organisatorische Belange etc. Aber ihr werdet mich ja ggf. noch bei der Besichtigung kennenlernen.
Bitte schreibt mir schon ein paar Infos über euch (z.B. Tätigkeit, Möglichkeit wie ihr Miete aufbringt, Lieblingsnudelsorte o.ä.,), damit ich mir ein Bild machen kann. Ich werde euch, sollte es meiner Meinung nach passen, dann zurückschreiben.
Wenn ihr Interesse haben solltet, schreibt mir gerne auch schon wann ihr vorbeikommen könnt. Am besten ihr macht gleich zwei oder drei Vorschläge.

The rooms can be rented together by one person. This person would officially be my flatmate and can probably also register in Berlin as soon as the main landlord confirms. The partner of the new tenant is welcome to be there as often as you like. As already mentioned, I won't be around much.
I'm currently working as a teacher and won't really be in Britz for a long time, so I'm renting out the rooms.
The flat has 2.5 rooms. I will formally continue to live in one room and you can of course use it in my absence. Accordingly, I will very rarely come to the flat and if I do then only by appointment. About once a month. When I am there, I take care of organisational matters etc. But you might get to know me during the viewing.
Please write me some information about yourself (e.g. what you do, how you pay your rent, your favourite type of pasta, etc.) so that I can get an idea. I will then write back to you if I think it is suitable.
