ich vermiete meine möblierte 2 Zimmer Wohnung an eine Person, befristet für ein Jahr unter. (26.11.2022 - 26.11.2023). Die Wohnung wird ausschließlich für den gesamten Zeitraum vermietet.
Die Wohnung hat ein großes Wohnzimmer, ein sehr kleines Schlafzimmer, eine separate Küche und befindet sich mitten in Neukölln auf der Karl-Marx-Straße (zwischen Hermannplatz und Rathaus Neukölln). Bars, Restaurants, Cafés, Spätis, Supermärkte und Anbindung zur BVG direkt vor der Haustür. Obwohl die Wohnung in einer sehr turbulenten Gegend liegt, ist sie aufgrund der Lage im Hinterhaus / Gartenhaus sehr ruhig.
Die Hausgemeinschaft, in der ich lebe, ist sehr rücksichtsvoll und allgemein eher ruhig. Daher würde hier am besten eine Person hineinpassen, die sowohl mit meiner Wohnung und den Möbeln rücksichtsvoll umgeht, als sich auch in die eher ruhige Nachbarschaft einfügen kann.
Parties, rauchen in der Wohnung und Haustiere sind nicht gestattet.
Die Hausverwaltung ist bereits informiert, dass ich meine Wohnung ein Jahr lang untervermieten werde. Ich bleibe Hauptmieter und werde einen offiziellen Untermietvertrag mit dem Untermieter erstellen, der von der Hausverwaltung auch abgesegnet werden muss.
Die Nebenkosten wurden bereits angepasst, jedoch lässt sich aufgrund der aktuellen Energiekrise nicht voraussagen, ob ggf. eine Nachzahlung für den Zeitraum der Untervermietung fällig wird.
Die Wohnung kann nach Absprache besichtigt werden. Besichtigung via Video Call wäre auch möglich.

I am renting my furnished 2 room flat to a person, limited for one year under. (26.11.2022 - 26.11.2023). The flat is rented exclusively for the entire period.
The flat has a large living room, a very small bedroom, a separate kitchen and is located in the middle of Neukölln on Karl-Marx-Straße (between Hermannplatz and Rathaus Neukölln). Bars, restaurants, cafés, Spätis, supermarkets and connections to the BVG are right on the doorstep. Although the flat is in a very turbulent area, it is very quiet due to its location in the garden house.
The house community where I live is very considerate and generally rather quiet. Therefore, the best fit here would be someone who is both considerate of my flat and furniture and can integrate into rather quiet neighbourhood.
Parties, smoking in the flat and pets are not allowed.
The property management has already been informed that I will sublet my flat for one year. I will remain the main tenant and will draw up an official subletting contract with the tenant, which also has to be approved by the property management.
The service charges have already been adjusted, but due to the current energy crisis, it is not possible to predict whether an additional payment may be due for the period of the lease.
The flat can be viewed by appointment. Viewing via video call would also be possible.
