Ich bin eine Weile im Ausland und vermiete während dieser Zeit meine schöne Altbau-Wohnung in Berlin Wedding.
Es ist eigentlich eine 2-Zimmer-Wohnung mit 50 qm - ein kleines Zimmer behalte ich und lagere dort meine persönlichen Sachen. Du hast für dich also quasi eine 1-Zimmer-Wohnung mit 40 qm, voll ausgestattet. Es kann evtl. sein, dass ich gelegentlich ein paar Tage im 2. kleinen Zimmer übernachte.
Die Wohnung ist komplett möbliert und hat Internet (WLAN), Kabel-TV, Waschmaschine, Trockner und alles was man sonst noch braucht.
Die Wohnung liegt sehr ruhig im 2. Hinterhaus und du solltest auch ein ruhiger Mieter sein - also keine laute Musik, keine Partys etc.
Nur wenige Meter zu Fuß liegen die Rehberge und auch der Plötzensee.
Supermärkte, Drogerie, U-Bahn (U6), Tram, Bus und vieles mehr in der Nähe.
Die Miete ist eine Pauschalmiete inklusive aller anfallenden Nebenkosten, Strom, Internet etc.
Der Mietzeitraum ist flexibel.

I will be abroad for a while and will rent my very nice apartment during this time.
The apartment actually has 2 rooms and 50 m2 total - I will keep one small room for myself to store my personal stuff there. So that means you will have 1 big room + kitchen and bathroom and hallway, 40 m2 alltogether. It is possible that I spend some nights in the small room so you should not have a problem with having a part-time roommate (who will usually never be there).
It's very quiet here, so you should also be a quiet person - no loud music, no parties etc.
The big park Rehberge is only 2 minutes away.
Supermarkets, other stores, cafés, subway, tram, bus etc. all within walking distance.
The apartment has everything you need, including washer, dryer, internet, TV,......
The rent includes everything, no additional costs for heating, electricity, internet etc.
The rental period is flexible.
