Die vorhandene Kücheneinrichtung kann vom Vormieter käuflich erworben werden. Die Wohnung wird über eine Gasetagenheizung beheizt.Das Bad wurde vor zwei Jahren erneuert. Zur Wohnung gehört ein Kellerraum.
Die Wohnung liegt in einem Haus in einer ruhigen Seitenstraße der Dorstener Str..Die Haltestelle des ÖPNV ist in zwei Minuten erreichbar. Von dort aus sind die Innenstadt (mit Anschluss zur Uni) und das Hannibalcenter in jeweils 5 Minuten erreichbar. Auch eine Direktverbindung zum Ruhrpark-Einkaufszentrum ist vorhanden. Ein Discounter ist fußläufig erreichbar. Zur Autobahn sind es etwa 800 Meter.
Da im Hannibalcenter eine Großraumdisco ansässig ist, fährt die Straßenbahn auch nachts und am Wochenende regelmäßig.
Um zu entspannen oder sich sportlich zu betätigen ist der Westpark mit der Jahrhunderthalle schnell erreicht. Von dort kommt man auch auf die Erzbahntrasse,
Die Dorstener Straße ist beidseitig mit einem Radweg ausgestattet, so dass man auch per Rad gute Anschlüsse hat.
