Kurzfristig wird meine 2 1/2-Zimmer-Wohnung frei! Der Einzug wäre ab dem 01.02. oder später möglich.
Die helle, freundliche 48 qm Wohnung verfügt über eine praktische Zimmeraufteilung mit zwei gleich großen Zimmern sowie einem kleinen Zimmer, das z.B. hervorragend als Arbeitszimmer geeignet ist. Damit eignet sie sich hervorragend für Einzelpersonen, Paare oder WGs. Die Wohnung ist mit schönem Klickparkett und PVC in der Küche versehen und eine Küche mit viel Stauraum und 3 Jahre jungem Herd sowie Spülmaschine ist eingebaut. Das Bad verfügt über ein Fenster und eine Badewanne.
Im 2. OG (von 2) hat man komplett seine Ruhe und die Nachbarn aus den zwei Geschossen darunter sind super entspannt. Praktischerweise gibt es einen gemeinsamen Waschkeller mit einer Waschmaschine und Möglichkeiten, Wäsche aufzuhängen. Auch ein Kellerabteil gehört zur Wohnung.
Ein schöner großer Garten zur gemeinschaftlichen Nutzung durch die anliegenden Häuser befindet sich hinter dem Haus. Die aktuelle Kaltmiete beträgt 430,- €, dazu kommen die Nebenkosten sowie natürlich Strom und Internet.

My 2 1/2 room apartment will be free for a new tenant from the 1st of February or later!
The nice, bright 48 sqm apartment is divided into two same-size rooms and one smaller room, which is ideal as a study. Therefore, it's suitable for couples as well as a shared flat or for one person. There is nice flooring and a fitted kitchen with a dishwasher and a 3 year old stove. The bathroom has a window and a bathtub.
The flat being on the top (2nd) floor and nice tenants below create a calm atmosphere in the house. Very useful is the washing cellar with a washing machine and the possibility to let your laundry dry there. A cellar room for storage also belongs to the flat.
There is also a huge garden behind the house to be used by the adjacent tenants. The current rental excl. heating, electricity and internet is 430,- €.
Die Wohnung liegt in der Weststadt und damit toll naturnah direkt an der Leine. Die Uni (egal ob Nord oder Zentralcampus) ist mit dem Fahrrad gut angebunden und Einkaufsmöglichkeiten gibt es in <5 Fahrradminuten. Eine Bushaltestelle (Asternweg) befindet sich direkt vor der Haustür. Fahrräder können vor dem Haus angeschlossen werden. Parkmöglichkeiten gibt es überall und man ist super nah am Zubringer zur Autobahn gelegen.

The flat ist in the western part of Göttingen directly beneath the Leine. The university is easy to reach via bike and opportunities for grocery shopping are nearby. A bus stop (Asternweg) is in front of the house. Bikes can be parked outside the house and parking for cars is possible for free everywhere. The autobahn is within easy reach.

Da ich einige der Möbel nicht mitnehmen kann und besonders die Küche und das Laminat vom Vormieter passend in die Wohnung eingebaut wurde, bevorzuge ich Nachmieter*innen, welche Küche inkl. Spülmaschine und Herd, Laminat, Waschmaschine, Kühlschrank/Gefrierkombi, passende Jalousien sowie ggf verhandelbar einige Möbelstücke (ein Schrank, Esstisch + Stühle + Bank, ....) für einen Abschlag übernehmen (1000-1500 €). Der Internetvertrag kann gerne auch für die restliche Laufzeit bis zum 24.03. übernommen werden. Ich bin sicher, man wird sich einig :)
[Und schlussendlich muss die Wohnungsgenossenschaft sowieso die Nachmieter akzeptieren...]

As I can't take all of the furniture and the previous tenant fitted the flooring and kitchen to the flat, I prefer to have a follow-up tenant who is willing to take the kitchen incl. dishwasher and stove, flooring, washing machine, fridge, fitted window blinds as well as some furniture (cupboard, dinner table + stools + bench, ...) for a payment (1000-1500 €). Also, the internet contract could be used until its end at the 24th of March. I'm sure we'll come to an agreement on all those points :)
[And in the end, the landlord has to decide on/accept the follow-up tenant anyways...]
