Die Wohnung ist sehr lichtdurchflutet und besteht aus einem 15qm großen Schlafzimmer, das durch eine Tür getrennt ist von einer großen Wohnküche inkl. Wohnzimmer. Vom Wohnzimmer kommst Du zum großen Balkon, auf dem Du ab nachmittags bis abends die Sonne genießen kannst. Alle Fenster der Wohnung gehen nach Südwesten. Die Wohnung verfügt über einen kleinen Wohnungsflur, über den du auch in das Bad findest, das sogar über eine Badewanne verfügt.
Ich habe eine wunderschöne und gut erhaltene Einbauchküche inkl. Kühlschrank (und Tiefkühlfach) sowie eine saubere, gut funktionierende Waschmaschine (Toploader) von meiner Vormieterin übernommen und würde diese Einrichtung gerne gegen einen flexiblen Abschlag (je nachdem, was Du Dir auch vorstellen kannst dafür zu zahlen) in der Wohnung lassen. Ansonsten gibt es noch viele kleine Dinge (Glühbirnen, eine gute Matratze inkl. Lattenrost, ein Schlafsofa, Duschvorhang,...), über die wir gerne reden können, ob ich sie da lassen für den Fall, dass Du sie gerne übernehmen möchtest. Alles in allem ist die Wohnung (auch) sehr gut geeignet für Personen, die zum ersten Mal alleine wohnen und noch nicht viel an Einrichtung haben und auf die schnelle organisieren können.
Die Wohung ist mit warmen, gut erhaltenen Holzparkett ausgelegt.
Ah! Und du brauchst du nur 2 Minuten zu Fuß um an der Saale zu sein. :)

Die Kaution ist ziemlich hoch. Das liegt daran, dass die Wohnung von der WGE, also der Wohnungsbaugenossenschaft "Eisenbahn", verwaltet wird. Wenn Du die Wohnung anmietest, dann wirst Du Mitglied dieser Genossenschaft und kaufst durch die 1.700 Euro einen Anteil. Der Vorteil, in einer Genossenschaft eine Wohnung anzumieten, besteht zum Beispiel darin, dass Dir Deine Wohnung nicht aufgrund von Eigenbedarf vom Vermieter gekündigt werden kann. Die 1.700 kriegst Du bei Deinem Auszug wieder und Du kannst sie auch in Raten zahlen. Anmieten kannst Du die Wohung entweder durch einen Nachweis Deiner letzten drei monatlichen Einkommen oder aber auch durch eine Bürg*innenschaft.
Aber über alles Organisatorische wirst Du auch gut von Ansprechpersonen der WGE beraten. :)

Das Einzugdatum ist flexibel. Ab dem 20.06. bin ich auf jeden Fall umgezogen und hab nochmal alles geputzt in der Wohnung. Spätestens ab dem 01.Juli wäre es toll, wenn Du den Mietvertrag übernimmst.

The apartment is very bright and consists of a 15sqm bedroom, which is separated by a door from a large eat-in kitchen including living room. From the living room you can get to the large balcony, where you can enjoy the sun from the afternoon until the evening. All windows of the apartment face southwest. The apartment has a small hallway, through which you also find into the bathroom, which even has a bathtub.
I have taken over a beautiful and well-maintained kitchen incl. refrigerator (and freezer) as well as a clean, well-functioning washing machine (toploader) from the previous tenant and would like to leave this equipment in the apartment for a flexible discount (depending on what you can imagine to pay for it). Apart from that there are many small things (light bulbs, a good mattress incl. bed frame, a sofa bed, shower curtain,...) that we can talk about if I leave them there in case you would like to take them over. All in all, the apartment is (also) very suitable for people who live alone for the first time and do not yet have much in the way of furnishings and can organize on the fly.
The apartment is covered with warm, well-maintained wooden parquet.
Ah it'll only take you two minutes walking until you are at the Saale.

The deposit is quite high. This is due to the fact that the apartment is managed by WGE, which is the housing cooperative "Eisenbahn". When you rent the apartment, you become a member of this cooperative and the 1,700 euros buys you a share. The advantage of renting an apartment in a cooperative is, for example, that your apartment cannot be terminated by the landlord due to personal needs. You will get the 1,700 back when you move out and you can also pay it in rates. You can rent the apartment either by providing proof of your last three monthly incomes or by providing a guarantor.
But you will also be well advised about all organizational matters by the contact persons of the WGE. :)

The move-in date is flexible. From 20.06. I moved in any case and cleaned everything in the apartment. At the latest from 01.July it would be great if you take over the rental contract.
