Hallo zusammen,
ich suche einen Nachmieter für meine 2 Zimmer Dachgeschoss Wohnung in Hannover Stöcken. Die Wohnung befindet sich im 5. OG Dachgeschoss. Zu der Wohnung gehört ebenfalls ein kleiner Kellerraum.
Die Wohnung befindet sich in einem guten Zustand. Im Juni wird die Wohnung noch von dem Vermieter gestrichen sowie neue Fenster eingebaut.
Die Warmmiete beträgt 310,75 €. Strom, Gas und Wasser sind NICHT enthalten und müssen individuell von den Stadtwerken bzw. anderen Anbietern bezogen werden. Ich habe für Strom, Gas und Wasser nochmal ca. 100 € im Monat bezahlt.
Die Einbauküche soll von mir gegen einen geringen Abschalg übernommen werden. Die Kaution beträgt 3 Kaltmieten.
Solltest du nach einer Besichtigung Interesse an der Wohnung haben, musst du eine Selbstauskunft ausfüllen. Diese werde ich dann dem Vermieter weiterleiten. Am Ende entscheidet natürlich der Vermieter über einen Nachmieter.
Achtung: Bei der Wohnung handelt es sich um eine Single-Wohnung. Die Wohnung kann nicht dauerhaft von mehr als einer Person bewohnt werden, daher werde ich Anfragen von WGs oder Paaren leider absagen müssen.

I’m looking for a new tenant for a two-room attic apartment in Hannover Stöcken. The apartment is in the fifth floor. Additionally, to the two rooms, the apartment has a small basement room.
The apartment is in a good condition. The landlord will paint the apartment and install new windows in June.
The rent is 310,75 €. Electricity, Gas and Water is NOT included in this rent and have to be paid directly to the provider. I paid around 100 € for Electricity, Gas and Water.
The kitchen should be taken over for a low fee.
If you are interested in the apartment after a visit, you will have to fill out a form for the landlord. I will forward this because in the end, the landlord has to choose the next tenant.

Die Wohnung befindet sich ca. 5 Minuten von der Bahnhaltestelle "Freudenthalstraße" entfernt. Sie ist daher ideal für Studierende der LUH, da diese mit den Linien 4 und 5 in 10 Minuten erreicht werden kann. Es gibt einige kostenlose Parkmöglichkeiten in unmittelbarer Nähe. Einen eigenen Stellplatz zu der Wohnung gibt es aber nicht.
Geschäfte für den täglichen Bedarf finden sich am Stöckener Markt (ca. 10 Gehminuten entfernt) sowie am Herrenhäuser Markt (ca. 5 Minuten mit der Bahn zu erreichen).
The apartment is five minutes away from the metro station “Freudenthalstraße” and is therefore ideal for Students of the Leibniz Universität. You’ll only need around 10 minutes to the university when you take the metro. There are some free parking spaces very close to the apartment. However, the apartment doesn’t have its own.
Shops for your daily needs are at the Stöckener Markt (10 minutes by foot) or the Herrenhäuser Markt (5 minutes by metro).
