Die Wohnung besteht aus Wohn-, Ess- und Schlafzimmer und einem großen Balkon.
Im Schlafzimmer befindet sich ein großes Bett (160x200), Schreibtisch, sowie ein großer Kleiderschrank, das Fenster geht nach Westen.
Im Wohnzimmer gibt es eine Couch und ein Fernseher, einen kleinen Tisch (an dem man auch essen oder arbeiten kann) und eine Kommode. Über das Wohnzimmer ist der südseitige Balkon zu erreichen.
Zudem gibt es ein extra Zimmer, das zur Zeit als Esszimmer genutzt wird. Dort befindet sich ein großer Esstisch, eine Bank und Stühle. Es kann aber auch als zweites Schlafzimmer umfunktioniert werden! :)
Außerdem steht ein Futon zur Verfügung, der jederzeit ausgerollt und benutzt werden kann.
Die Küche ist neu und vollständig ausgestattet mit Kühlschrank, Tiefkühler, Backofen, Induktionsherd, Sodastream, Toaster, Wasserkocher, Mixer, Geschirrspüler und noch viel mehr :D. Ein Fenster zum Lüften in Richtung Westen ist auch vorhanden.
Ebenso wie die Küche wurde auch das Bad erst vor Kurzem vollständig renoviert. Eine geräumige Dusche sowie genug Platz für alle möglichen Utensilien sind vorhanden!
Alles in allem eine sehr gemütliche und helle Wohnung Perfekt für Pärchen oder auch eine 2-er WG. Persönliche Gegenstände, die auf den Fotos zu sehen sind werden natürlich vor dem Bezug verräumt.
Öffis:
Die Wohnung liegt im 18. Bezirk (Währing) zwischen den U6 Stationen Alserstraße und AKH (3 min. Gehweite). Der 43 (Schottentor-Neuwaldegg) ist die perfekte Verbindung zwischen Stadtzentrum (Schottentor in ca. 10 Minuten erreichbar) und den Wiener Bergen (Neuwaldegg).
(Wir sind sehr viel mit dem Fahrrad unterwegs, da die nähere Umgebung so sehr gut erreichbar ist).
Einkaufen:
In 5 Minuten Gehweite sind ein riesiger Interspar und ein Hofer. Ein paar Minuten weiter gibt es Billa, Denns, DM und vieles Mehr. Ca. 10 Minuten zu Fuß ist der Kutschkermarkt, einer von Wien's verbleibenden dauerhaften Märkten. Besonderes Highlight ist jeden Samstag der Bauernmarkt an dem frisches Obst, Gemüse, Fisch, Fleisch, Brot etc. (je nach Saison) von Bauern aus der Umgebung verkauft wird. Sehr zu empfehlen für einen Wocheneinkauf! Außerdem gibt es dort sehr nette Cafés und Restaurants (und einen gewaltig guten Dürüm/Döner).
In 10-15 Minuten zu Fuß erreicht man auch den Yppenplatz mit seinen hippen Cafes und Restaurants, sowie den Brunnenmarkt.
Sport & Outdoor:
Fast gegenüber gibt es ein kleines independent Fitnessstudio mit Kraft, Boxen und KravMaga. Mehrere Tennisplätze und ein Fitnessstudio in 10 Minuten Entfernung. in 20 Minuten zu Fuß in den Türkenschantzpark, 15 Minuten mit dem Rad an den Donaukanal.
Sehr viel zu entdecken :D

Es muss sich um nichts gekümmert werden, es gibt Internet, Wasser, Strom.
Zu den Nebenkosten:
Da Strompreise stark variieren und die Nebenkosten daher schwer abschätzbar sind machen wir am Ende der Untermiete eine Zählerstandsablesung und errechnen die tatsächlichen Stromkosten. Wir wollen da sehr ehrlich mit dir/euch sein und zu viel gezahlte Stromkosten am Ende der Untermiete auch wieder an dich/euch zurückzahlen. Gerne können wir uns vor Beginn der Untermiete noch genaueres dazu ausmachen.

Flat
The flat consists of a living-, dining- and bedroom and a large balcony.
In the bedroom there is a large bed (160x200), desk, as well as a large wardrobe, the window faces west.
In the living room there is a couch and a TV, a small table (where you can also eat or work) and a chest of drawers. The south-facing balcony can be reached via the living room.
There is also an extra room that is currently used as a dining room. There is a large dining table, a bench and chairs. However, it can also be converted into a second bedroom! :)
There is also a futon that can be rolled out and used at any time.
The kitchen is new and fully equipped with fridge, freezer, oven, induction cooker, Sodastream, toaster, kettle, blender, dishwasher and much more :D. A window zum ventilation in the direction of the west is also available.
Like the kitchen, the bathroom has recently been completely renovated. There is a spacious shower and enough space for all kinds of utensils!
All in all, a very cosy and bright flat perfect for couples or a 2-person flat share. Personal belongings, which can be seen in the photos, will of course be removed before moving in.

Public transport:
The flat is located in the 18th district (Währing) between the U6 stations Alserstraße and AKH (3 min. walking distance). The 43 (Schottentor-Neuwaldegg) is the perfect connection between the city centre (Schottentor can be reached in about 10 minutes) and the Viennese mountains (Neuwaldegg).
(We travel a lot by bike, as the immediate surroundings are so easily accessible).
Shopping:
Within 5 minutes walking distance there is a huge Interspar and a Hofer. A few minutes further there is Billa, Denns, DM and much more. About 10 minutes walk is the Kutschkermarkt, one of Vienna's remaining permanent markets. A special highlight is the farmer's market every Saturday, where fresh fruit, vegetables, fish, meat, bread etc. (depending on the season) are sold by local farmers. Highly recommended for a weekly shop! There are also very nice cafés and restaurants (and a tremendously good Dürüm/Döner).
In 10-15 minutes on foot you can also reach Yppenplatz with its hip cafes and restaurants, as well as Brunnenmarkt.
Sports & Outdoors:
Almost opposite there is a small independent gym with strength, boxing and KravMaga. Several tennis courts and a gym 10 minutes away. 20 minutes walk to Türkenschantzpark, 15 minutes by bike to the Danube Canal.

About the additional costs:
As electricity prices vary a lot, it is difficult to estimate the costs. At the end of the sublease, we will take a meter reading and calculate the actual electricity costs. We want to be very honest with you and pay back any overpaid electricity costs to you at the end of the sublet. We would be happy to discuss this in more detail before the start of the sublet.
