Hallo. Wir sind Nora und Sarah und wohnen gemeinsam in unserer schönen, hellen und vollmöblierten Wohnung im 4.Stock (mit Lift). Da Nora ab Jänner für ein halbes Jahr ins Ausland geht, vermieten wir ihr Zimmer für diese Zeit unter.
Das Zimmer ist vollmöbliert mit Bett und Schreibtisch (siehe Fotos). Zusätzlich werden wir das Zimmer, das Nora zur Zeit als begehbaren Kleiderschrank verwendet, so umräumen, dass der/die neue Mieter*In dort auch seine Garderobe unterbringen kann. Insgesamt wären dann ca. 15m² zur privaten Nutzung vorhanden (10m²Schlafzimmer + ca. 5m² Garderobe).
Die Wohnung hat insgesamt 75m² und teilt sich auf in ein kleineres (das zu vermieten ist) und ein größeres Schlafzimmer, einen Wohn-Ess-Raum mit offenem Küchenbereich und Balkonzugang sowie ein Bad und separates WC. Zusätzlich hat auch das größere Schlafzimmer einen Balkonzugang.
Im Hof gibt es einen überdachten Fahrradständer. Das WLAN ist in der Miete inkludiert.
Geraucht wird zur Zeit eigentlich fast nie- aber wenn, dann nur am Balkon.

Hello, we are Nora and Sarah and live together in our beautiful, bright and fully furnished flat on the 4th floor (with lift). As Nora is going abroad for half a year from January, we are renting her room for this time.
The room is fully furnished with bed and desk (see photos). In addition, we will rearrange the room that Nora is currently using as a walk-in wardrobe so that the new tenant can also store his or her wardrobe there. There would then be a total of approx. 15m² for private use (10m² bedroom + approx. 5m² wardrobe).
The flat has a total of 75m² and is divided into a smaller bedroom (which is for rent) and a larger bedroom, a living-dining room with open kitchen area and balcony access as well as a bathroom and separate toilet. In addition, the larger bedroom also has balcony access.
There is a covered bicycle stand in the courtyard. Wi-Fi is included in the rent.
We rarely smoke, but if so only on the balcony.
Der Balkon ist südseitig, gegenüber befindet sich der schöne Hugo-Wolf Park. BOKU und Türkenschanzpark sind fußläufig erreichbar. Supermärkte und ein Marktplatz (Sonnbergmarkt) ebenfalls. Mit dem Rad ist man in 20 Minuten im Zentrum, aber auch schnell in den Weinbergen oder im Wiener Wald. Zur Donau braucht man mit dem Rad eine halbe Stunde.Es gibt in der Umgebung nette Cafés und Bars, die es glücklicherweise noch nicht in allzu viele Instagram-Stories geschafft haben. Es gibt also viel zu erkunden und zu entdecken.

The balcony is facing south, opposite is the beautiful Hugo-Wolf Park. BOKU and Türkenschanzpark are within walking distance. Supermarkets and a market place (Sonnbergmarkt) are also within walking distance. By bike you can be in the centre in 20 minutes, but also quickly in the vineyards or in the Wienerwald. It takes half an hour to cycle to the Danube. There are nice cafés and bars in the area, which fortunately haven't made it into too many Instagram stories yet. So there is a lot to explore and discover.
Du würdest mit mir, Sarah (Pronomen sie/ihr), zusammen wohnen. Ich bin 30 Jahre alt und studiere zur Zeit noch Medizin in den letzten Zügen. Daher bin ich unter der Woche tagsüber meist im Krankenhaus für Praktika. Meine Freizeit verbring ich im Sommer am liebsten badend, kletternd oder tanzend mit Freund*Innen. Im Winter sehn ich mich dann nach dem Sommer. Insgesamt bin ich eine unkomplizierte Mitbewohnerin, der es wichtig ist, dass man alles bereden kann.
Schön fänd ichs, wenn wir uns immer wieder mal gemeinsam zum Abendessen zusammenfinden, einen Film schauen oder sonst irgendwie gemeinsam die Vorzüge des WG-Lebens genießen.
Einen Putzplan der bisher sehr gut und entspannt funktioniert hat, gibts auch schon - wenn wir uns da beide dran halten wird das sicher auch kein stressiges Thema werden.
Es gibt in unserer Wohnung keinen Platz für Rassimus, Sexismus, Homophobie oder Queerfeindlichkeit.

You would live with me, Sarah (pronouns she/her). I am 30 years old and currently studying medicine in my last year. Therefore I usually spend the days during the week at the hospital for internships. In summer I like to spend my free time swimming, climbing or dancing with friends. In winter, I long for the summer. Overall, I'm an uncomplicated flatmate. An open and honest way of communicating is important for me.
It would be nice if we could get together for dinner every now and then, watch a film and just enjoy the advantages of living in a shared flat.
We already have a cleaning plan that has worked very well and relaxed so far - if we both stick to it, it won't be a stressful issue.
