Ich biete meine wunderschöne 47m2 große Altbauwohnung zur Zwischenmiete an! Die Wohnung setzt sich aus einem weitläufigen Wohnzimmer, einem Schlafzimmer, einer voll ausgestatteten Küche (Ofen, Herd, Mikrowelle, Kühlschrank, Gefrierschrank und natürlich am wichtigsten - Geschirrspülmaschine), einem Badezimmer mit Dusche und Waschmaschine sowie einer separaten Toilette zusammen.
Größter Pluspunkt ist bestimmt die Lage im dritten Stockwerk eines Altbaus mit sehr hohen Wänden, sodass die Wohnung fast den gesamten Nachmittag über sonnendurchflutet ist. Zu heiß wird es selbst im Hochsommer jedoch nicht, da das gesamte Haus sehr gut isoliert ist. An Regentagen bietet sich die große Couch im Wohnzimmer, die auch zu einem Doppelbett ausgezogen werden kann oder der bequeme Ohrensessel zum Entspannen an. In diesem Fall könnt ihr euch natürlich auch gerne eines meiner vielen Bücher ausleihen! Das Bett im Schlafzimmer habe ich selbst gebaut und garantiere deshalb für äußerst erholsame Nächte ;)

The apartment measures 47m2 and is located in the 3rd floor of one of Vienna's unique renovated "old school" buildings. It consists of a spacious living room, a bedroom, a kitchen and a bathroom as well as a seperate toilet.
The sun fills up the apartment pretty much during the whole afternoon so that you can enjoy the blue sky even from inside. As the whole building is very well isolated you nevertheless need to be afraid of the apartment heating up too much in summers. Especially for rainy days my flat offers an extremely comfortable big couch that can also be turned into a double bed and a comfy armchair. If you like you can of course borrow one of my books! The kitchen is equipped with an oven, a stove, a fridge, a freezer, a microwave and most importantly a dishwasher. I built the big bed in the bedroom on my own so that I personally guarantee for extremely cosy nights! There is a separate toilet and bath room so that there possible won't be any organizational problems if you are more than one ;)

Die Wohnung befindet sich im 16. Wiener Gemeindebezirk, der für seine steigende Attraktivität sowohl unter Studenten als auch bei Familien bekannt ist. Die direkte Umgebung ist sehr ruhig und beschaulich, es befinden sich jedoch viele nette Restaurants und Bars in Gehentfernung. Für Shoppingfans bietet sich ein Besuch in einem der bekanntesten Shoppingcenters Wiens, das sich in direkter Nähe der Wohnung befindet, an. Auch der nahegelegene internationale Markt, der die ganze Woche über geöffnet hat und qualitativ sehr hochwertige Waren sowie leckerste Kostproben anbietet ist auf jeden Fall einen Besuch wert! Verschiedene Lebensmittelläden wie Billa oder Spar sind natürlich auch in nur wenigen Minuten erreichbar.
Da sich die Wohnung im Westen Wiens befindet ist es sehr einfach dem Stadtleben zu entkommen und einen kurzen Ausflug in das bekannte Erholungsgebiet Wienerwald zu machen. Von der kurzen Wanderung bis hin zur Mountainbike Tour ist hier alles möglich. Für die weniger abenteuerlustigen ist ein Besuch in einem der schönen nahegelegenen Parks bestimmt eine gute Alternative.
Die Wohnung liegt sehr nahe am Stadtzentrum, sodass sämtliche wichtigen Touristenattraktionen wie auch alle Universitäten und größeren Firmen mit öffentlichen Verkehrsmitteln in weniger als 20 Minuten erreichbar sind. Die nächstgelegene Öffi-Station liegt nur etwa 200m von der Haustür entfernt und wird von 3 verschiedenen Linien angefahren. Wer das Wiener Nachtleben genießen möchte hat natürlich die Möglichkeit die Nachtbusse zu nutzen, die sie 24h am Tag an 7 Tagen die Woche sicher wieder zurück bringen.

The apartment is located in the 16th district, which is known for its arising popularity among students as well as families. The immediately surrounding area is very quiet but there are many bars and restaurants easily accessible within walking distance. For shopping you can either check out one of Viennas most famous shopping centers or stroll around the very nice international market down the street. Several grocery stores are also located close by. As the apartment lies in the western part of Vienna for outdoor lovers its very easy to leave the urban area and go hiking or mountain biking in the famous 'Wienerwald'. For less adventurous people who still like to enjoy the nature there are several parks very close.
As the apartment lies close to Vienna's city center you can reach pretty much everything worth a look within a maximum 20 minute public transport ride. The closest public transport station which is frequented by 3 different lines lies just 200m from the front door. Especially for students it's very easy to reach all universities as well as the hip clubs and bars. Night buses go back to the apartment 24 hours a day 7 days a week.

Da ich diesen November im Ausland verbringen werde, würde ich gerne meine geliebte Altbauwohnung an eine oder mehrere verlässliche Personen zwischenvermieten. Das Ein- bzw. Auszugsdatum kann auch gerne einige Tage vor oder nach dem jeweils Monatsersten liegen.
Bei Interesse bitte ich um ein Mail mit einer kurzen Vorstellung. Sehr gerne würde ich auch ein persönliches Kennenlerngespräch führen, weiß jedoch, dass das oft schwierig ist. Skype wäre im Ausnahmefall also auch absolut eine Option ;)

As I will spend the whole month of November abroad I'd like to temporarily rent my beloved apartment to one or more reliable persons. Concerning the dates for moving in/out I'm quite flexible - just let me know if you want to stay some days longer or shorter ;)
If you are interested please send me an email in which you introduce yourself shortly. To get to know you I would afterwards also love to have a personal conversation although I know that this might often be difficult to arrange. Should this be the case Skype is also an option!
