The apartment is an Altbau, quite spacious, furnished, bright, well maintained and well insulated – a real advantage! It has two rooms, a small balcony, a spacious kitchen, a bathroom with a window, a hallway and a pantry/"Harry Potter" guest bedroom.
The apartment is on the 1st floor, so you save yourself the stairs and also have great water pressure ;) There is space for your bike in the backyard so it doesn't have to be parked on the main street. Unfortunately we are not allowed to have pets here. Smoking is okay as long as you do it from the balcony only.
The free room is the smaller of the two. It has about 16m2 and is quite bright thanks to the large French window that leads out to the small balcony. It comes semi-furnished but there won't be a bed (there is a spare single mattress for you if needed). The rent is currently 567.5 euros per month with all included. There is also a deposit of 1104.00 euros (3x Kaltmiete). The previous occupant is also asking for 80 euros for the investments (mainly washing machine and fridge).
The apartment is located in the south of Berlin in Tempelhof-Mariendorf. There is everything you need within a 10-minute walk + a small bakery/café directly opposite and a Späti 3 minutes down the street.
The apartment is a 7–8 minute walk from the U6 Westphalweg as a connection to the Ringbahn and a direct connection through Mitte/Xberg to Wedding. The S2 Atillastraße is a 20-minute walk away and the Volkspark Mariendorf can be reached in 5 minutes. There are also various bus connections, such as the 181 to Neukölln (7 min walk) or the M76 to Steglitz (3 min walk).
You will live with me, Heleno. I'm a graphic designer and illustrator from Brazil who has been living in Berlin for 3 years now. I am 35 yo, gay, atheist, left-leaning when it comes to politics and I speak mainly English but I am focusing on improving my German atm. I am easy-going and communicative, spend a lot of time at home and enjoy having a quiet time in evenings. I am not a control freak but I enjoy tidiness.
I would expect this flat to be treated like our home which means that I would appreciate if you were committed to maintaining the flat as well as possible. We can socialise and invite people over on the weekend, etc., but all in all what I am looking for is someone who is more mature, responsible and easy-going – so not really suitable for party people although I do enjoy you guys, just not at home xD
The common area is mainly the kitchen but we can hang out in my room as well where there is a big couch. We can also cook together, drink some wine after work or go explore the city. Our life together should be relaxed, we are not a party crowd and rather want to be in a space where we can relax together.
This is important: the Hausverwaltung requires a proof of income of at least 1.600 euro. Sadly, guarantors aren’t accepted.
Also, just reinforcing that this is a long-term lease! Not suitable for interns, scholarship holders or anyone who will need just a temporary place to stay in Berlin.
