Einraumwohnung zur Untermiete / single room flat for rent

Suche einen Untermieter für meine voll möblierte Wohnung in der Wiener Straße 46a, Haus B. Super nah an der Uni, Bahnverbindung 5 min Fußweg entfernt, Großer Garten zur Erholung ebenfalls 5min zu Fuß entfernt.
Wohnung ist wie auf den Bildern zu sehen ausgestattet.
Bettwäsche kann bei Bedarf gestellt werden.

Im Keller befindet sich ein Waschraum mit Waschmaschine und Trockner, sie funktionieren gegen Bargeld.
Im zur Wohnung gehörenden Kellerabteil stehen noch einige Sachen von mir, unter anderem zwei Klappbetten. Wenn du also Besuch erwartest - kannst du deine Gäste gerne über Nacht willkommen heißen.
Tiere sind nicht erlaubt.

Parken ist auf der Wiener Straße kostenlos möglich (3 min Fußweg).
Netto und Lidl sind binnen 5-6 Minuten erreichbar. Eine Tankstelle gegenüber ist 24/7 bei Bedarf geöffnet.
An der Wohnung verläuft eine Bahnstrecke, aufgrund der 3fach-Verglasung ist aber bei geschlossenen Fenstern kaum etwas davon zu hören. Auch wenn im Sommer die Fenster geöffnet sind, ist der Lärmpegel moderat. Züge sind binne 10-20 Sek. durch, danach ist wieder Ruhe.
Internet ist vorhanden. Es ist nicht das schnellste, aber es erfüllt vollkommen seinen Zweck.
Dusche im Bad ist Ebenerdig.
Küche besitzt Kühlschrank, Mikrowellenherd, 2 Herdplatten und Spüle.
Im Haus wohnen primär Studenten und Singles bis 50. Es ist auch am Wochenende Recht ruhig, da der Bezirk abgelegen ist.
Der Weg in die Altstadt zu Fuß beträgt ca. 15-18 min.
Der Weg zu Fuß in die Neustadt beträgt 30-40 min.
Wohnung kann ab sofort untervermietet werden. Es wird ein Vertrag erstellt. Wohnungsgeberbescheinigung ebenfalls für die Anmeldung bei der Stadt.
Mietdauer bitte angeben.
Wird im Vertrag fest vermerkt.

Besichtigung nur bei absoluter Dringlichkeit, da ich 240km entfernt bin, komme ich eigentlich nur zur Schlüsselübergabe und Vertragszeichnung.

Vermietung auch im April schon möglich.

I am looking for a sub-contractor for my fully furnished one room flat in Wiener Straße 46a, House B in Dresden. It's very close to the university, 5 minutes away from the tram, also the "big garden" is 5 minutes away and invites you to relax.
The flat is furnished as to be seen on the pictures.
Covers for Blanket and Pillow as for the matrass can be provided on demand.

In the basement You will find a washing machine and a dryer for your cloths.
It's to be paid with coins.
In the private basement cell you can find two portable beds, so if you like to invite friends for a night, feel free to host them that way.
Pets are not allowed.

You can park your car along Wiener Straße, around 3 minutes away fro free.
Netto and Lidl can be reached in 5-6 minutes,
a Gas-Station opposite of the road is opened 24/7 (cigarettes/beer/food).
Close to the flat the railroad is passing.
If you close the 3-layers-windows, you hear nothing. If you need to open the windows at summer time, yes you will hear the trains, but they disappear in 10-20 seconds, then it's quiet again.

Internet is already there, it's not the quickest, but it is well enough for normal users.
The shower has the same level as the floor. No borders.

The kitchen has a refrigerator, a microwave-oven, a stove and a sink.
In the house are students and elder singles up to 50yo to be found.
Also in the weekends its quiet, as the area is not a main fun spot.

The way to old town by foot is 15-18 minutes.
The way to new-town is around 30-40 minutes away (walking).

The flat can be rented immediately, a contract is to be signed. An extra document "flat-owner- information" for the registration in Dresden will be hand out.
Please write down the estimated time of renting the flat. It will be written in the contract.

Taking a look at the flat is not possible, as I am 250km away from it. I usually would just come over to sign the contract and to hand out the key to you.

You can rent the flat already in April.
