Die Wohnung ist ideal für eine Person, sie ist hell und freundlich dank großer Fenster. Sie können in der Wohnung oft die Sonne von morgens bis mittags genießen.
Der Wohnbereich ist mit modernem Laminatboden ausgestattet, die Küche, der Flur und das Bad sind gefliest. Die Möblierung ist funktional. Die Küche ist mit Spüle, Kühlschrank (Gefrierfach), Kochfeld (Induktion) ausgestattet, Topf, Pfanne, Geschirr und Besteck sind vorhanden.

Lage
Die Wohnung befindet sich im Souterrain einer denkmalgeschützten Villa im Süden von Dresden.
Die Lage ist sehr ruhig und eignet sich hervorragend zum wissenschaftlichen oder literarischen Arbeiten und TUD- Nähe nur. Der angrenzende Park ist ideal zum Spazierengehen, Joggen oder einfach nur zum Entspannen auf einer Bank. Wer mit dem Auto anreist, findet direkt vor dem Haus ausreichend kostenlose Parkplätze.
Der S-Bahnhof Dresden-Plauen ist nicht weit entfernt. Verkehrsmöglichkeiten und Geschäfte des täglichen Bedarfs sind minutenlang fußläufig zu erreichen.

Sonstiges
In der Warmmiete (520€) ist dann alles mit drin, also auch Rundfunkgebühr, Internet/Telefon, Strom etc. Rauchen ist leider in der Wohnung verboten.

This cozy apartment has two rooms: a bedroom and a study/living room, totaling 38m2.
It is perfect for one person and gets lots of natural light through big windows.
• The bedroom has a single bed, and the living area has cool laminate flooring and a table with chairs.
• The kitchen, hallway, and bathroom are all tiled.
• you have got everything you need in the kitchen, including a sink, fridge with a freezer, induction hob, pots, pans, dishes, and cutlery.
• There is a washing machine, but no dishwasher.

Location
It is in the basement of a cool old villa in Friedrich-Hegel-Straße, Plauen, Dresden. It is quite quiet, great for getting work done. And there is a park nearby for chilling out, walking, or going for a jog.
Plenty of free parking right out front, and the Dresden-Plauen S-Bahn station is not far.

Miscellaneous
You are just a short walk from trams (line no. 3), buses, and shops for your everyday stuff. And you can get to the main train station (Hbf) in 15 minutes.

Rent (total 520€) covers everything—broadcasting fees, internet/telephone, electricity!!

Unfortunately, smoking is prohibited in the apartment.

I will leave for a short time so, I am looking for an easygoing person, who cleans and takes care of my room.
