Nachmieter gesucht:

Ich suche für meine Wohnung mit Balkon direkt am Nürnberger Platz einen Nachmieter ab dem 01.01.2023.
Kurz zur Wohnung:
- 1 Zimmer mit getrennter Küche
- Kein Tageslichtbad
- Balkon mit Süd-Westseite
- Fußboden wurde 12.2021 komplett erneuert.
- Neuer Aufzug seit 09.2021
- Eigenes Kellerabteil
Um als Nachmieter an die Vermietergesellschaft Vonovia empfohlen zu werden, muss einerseits die Miete selbst oder durch Bürgschaft beglichen werden können (Keine Sozialwohnung, WBS) und weiterhin muss ein Abschlag an mich gezahlt werden.
Bitte schreibt mir einen kurzen aussagekräftigen Text und man kann gern einen Besichtigungstermin vereinbaren.

Few notes in English since the add is written in German:
- The flat is available with the beginning of January 2023
- It is non negotiable to take all the furniture that I am leaving behind. This includes basically everything (kitchen with fridge, oven, washing machine), bed, couch, desks, wardrobe, curtains and much more...). The price for that is 1000 Euros. If you take care of painting the flat the price will be reduced to 700 Euros.
- It has a perfect location for the university (5 min to all the buildings that are important)
- Public transport is right next to the building including important lines like tram 3 and 8 as well as busline 61.

Direkt am Nürnberger Platz:
- Perfekte Lage zur Uni (weniger als 5 min zum Hörsaalzentrum, 2min Zeltmensa)
- Nahverkehr(2 min zur Linie 3 (direkt zur Neustadt!!) und 8 und Buslinie 61)
- 10 Fußminuten zum HBF
- Einkaufsmöglichkeiten (1min Netto, 2min Edeka, 2min DM, demnächst neuer Rewe in 3 min)
Warum Abschlag?
Ich hinterlasse in der Wohnung alle meine privaten Möbel an den Nachmieter (unter anderem - auf den Bildern zu sehen:)
- Kleiderschrank
- Sessel
- Bett mit Matratze
- 2 Schreibtische
- 2 kleine Regale (schwarz)
- Komplette Küche inklusive Kühlschrank, Herd und Waschmaschine
- Konstruktion im Flur
- Gardinen an den Fenstern
- Badmöbel + Spiegel + Vorhang
Die Wohnung ist somit voll ausgestattet und es muss nichts mehr gekauft werden!
Der Abschlag beträgt 1000 Euro. Sollte der Nachmieter alle Malerarbeiten vornehmen, so wird der Abschlag um 300 Euro gesenkt.
