1 bedroom apartment with balcony in the Erphoviertel lichtdurchflutete, schnuckelige 1-Zimmer Wohnung mit Balkon im Erphoviertel

I am Joelle, 28 years old, a student of history at the Master and I rent my small but fine apartment for three months as I go to Berlin for three months. The time of the sublet is from 1.07.25-30.09.2025. The apartment is 37.5 sqm, is flooded with light, is located on the south side and has a balcony. Perfect for summer and yet so well isolated that it does not overheat on hot summer days, especially because it is equipped with bright tiles.

The apartment remains equipped with high quality furniture during my absence (one includes a boxspring bed, sofa, armchair, dining table, chairs, kitchen utensils, TV), so that a deposit of the three monthly rentals is required. The kitchen is fully equipped, dishwasher included. The kitchen is separated from the rest of the living area by a clever room divider (see white cabinet in the picture). The bathroom is large and modern, the washing machine can of course also be used.
The cold rental is 450€, warm it is 630€ (NK electricity and WLAN). The house is a small multi-family house with eight parties, so the apartment offers plenty of rest. Nevertheless, all parties are very helpful and I can also make contact with them if necessary. Aich the landlord can be addressed at any time if something should be with the apartment.

Ich bin Joelle, 28 Jahre jung, Geschichtsstudentin im Master und ich vermiete meine kleine aber feine Wohnung für drei Monate unter, da ich beruflich für drei Monate nach Berlin gehe. Die Zeit der Untervermietung ist vom 1.07.25-30.09.2025. Die Wohnung ist 37.5 qm groß, ist lichtdurchflutet, liegt auf der Südseite und hat einen Balkon. Für den Sommer perfekt und trotzdem so gut isoliert, dass es an heißen Sommertagen nicht überheizt, besonders weil diese mit hellen Fliesen ausgestattet ist.

Die Wohnung bleibt während meiner Abwesenheit mit hochwertigen Möbeln ausgestattet (dazu gehört ein boxspringbett, Sofa, Sessel, Esstisch, Stühle, Küchenutensilien,Fernseher), so dass dafür eine Kaution der drei Monatsmieten erforderlich ist. Die Küche ist vollständig ausgestattet, Spülmaschine inklusive. Die küche ist durch einen cleveren raumtrenner (siehe weißer Schrank im Bild) von dem restlichen Wohnbereich abgetrennt. Das Badezimmer ist groß und modern, die Waschmaschine kann selbstverständlich auch benutzt werden.
Die Kaltmiete liegt bei 450€, warm liegt diese bei 630€ (NK Strom und WLAN). Das Haus ist ein kleines Mehrfamilienhaus mit acht Parteien, so dass die Wohnung viel Ruhe bietet. Trotzdem sind alle parteien sehr hilfsbereit und gerne kann ich auch Kontakt zu diesen herstellen, falls bedarf sein sollte. Aich die Vermieterin ist jederzeit ansprechbar, falls etwas mit der Wohnung sein sollte.
