Ich möchte euch eine schöne, beschiedene 24m² große Wohnung in toller Lage im Zentrum von Stuttgart anbieten. Die Lage ist großartig. Sie erreichen alle Stuttgart Mitte zu Fuß. Es dauert 8 Minuten zu Fuß zur Königstr. und die U-Bahn ist 2 min entfernt. Da es sich im beliebten Heusteigviertel befindet, erreichen Sie in 5 Minuten zu Fuß viele Restaurants, Bars, Supermärkte, Geschäfte und alles, was Sie brauchen. Es kommt mit einigen Möbeln, wie 1 Kleiderschrank, 1 Regal, 1 Tisch, 2 Stühlen und einer voll ausgestatteten Küche.

Einzugsdatum: 09 Januar, Mietvertrag beginnt ab 01 Januar

Ich würde nur Nachmieter bevorzugen die bereit sind das Bett, Sofa und der Minibackofen, und noch paar Kleinigkeiten für 350 Euro zu übernehmen. Wenn kein Interesse an die Übernahme, bitte schreibt nicht an.

Außerdem, der Vermieter verlangt die folgende Unterlagen:
- Mieterselbstauskunft
- Passkopie
- Nachweis über eine Haftpflichtversicherung
- Arbeitsvertrag oder Bonitätsnachweis, dass die Miete bezahlt wird.
- Einfache Schufa (request now) Auskunft.

Ich wohne seit 2.5 Jahren in dieser Wohnung und arbeite auch in der Stadtmitte. Da es alles zu Fuß erreichbar ist, habe ich kaum den öffentlichen Verkehr benutzt. Die Parkmöglichkeiten sind hier sehr schlecht, aber mit Bewohnerparken kann man auf der Straße parken.

It takes 8 minutes to walk to Königstr. and the subway is 2 min away. As it is located in the popular Heusteigviertel district, you can reach many restaurants, bars, supermarkets, stores and everything you need in 5 minutes walk. It comes with some furniture, like 1 closet, 1 shelf, 1 table, 2 chairs and a fully equipped kitchen.

Move in date: 09 January, but your lease starts from 01 January.

I would prefer only new tenants who are willing to take over the bed, sofa and mini oven, and a few other small things for 350 euros. If not interested in taking over, please do not write.

Besides, the landlord requires the following documents:
- Tenant self-disclosure
- copy of passport
- Proof of liability insurance
- Employment contract or proof of creditworthiness that the rent will be paid.
- Simple Schufa (request now) information.

I have lived in this apartment for 2.5 years and also work in the city center. Since it is all within walking distance, I have hardly used public transport. Parking is very poor here, but with resident parking you can park on the street.
