Unsere WG hat sich leider aufgelöst, da alle von uns in Ausland gehen. Daher steht die ganze Wohnung ab Juni frei. Sie hat 3 getrennt begehbare Schlafzimmer, welche möbliert und jeweils 20m² groß sind. Weiters haben wir ein 20m² großes Wohnzimmer mit Flat-Screen, eine Küche mit Geschirrspüler und ein Esszimmer, welches ein Durchgangszimmer vom Gang in die Küche ist. Das Badezimmer ist mit einer Dusche, WC und einer Waschmaschine ausgestattet. Zusätzlich gibt es 2 getrennte WCs am Flur der Wohnung.

All roommates of our shared flat will move to a different country which is why our whole 150m² flat is available. There are 3 bedrooms, each of them is 20m² big, 2 windows to the street and fully furnished. The apartment has a 20m living room with Flat Screen, a kitchen with a dish washer and a dining room. The bathroom has a shower, toilet and a washing machine. The apartment has 2 additional toilets on the floor.

Wir wohnen direkt bei der U3 Station Enkplatz. Straßenbahnlinien 6 und 71 sind vor der Tür, genauso wie Buslinie 15A und 76A.In unserem Haus gibt es einen Anker (Bäckerei) und ums Haus gibt es viele Einkaufsmöglichkeiten und Angebote (Einkaufszentrum, Apotheken, Banken, Ärztezentren, High5/McFit Fitnesscenter, Sushi, Billa, Merkur, Hofer, Spar, Post, McDonalds,..). Falls man schnell mal ins Grüne mag gibt es den Herderpark oder den Hyblerpark (eine U-Bahn Station entfernet bei Zippererstraße mit Basketballplatz, Grünwiese, Spielplatz, Kletterwand etc.

We live directly across the U3 subway station "Enkplatz" + tram 6, tram 71, bus 15A, bus 76A. There is a bakery in our building and many other possibilities around (shopping mall, supermarkets, pharmacy, bank, Sushi, Kebap, Post, McDonalds, Gym, doctors,..)

VERLÄNGERUNG DER MIETDAUER MÖGLICH!
Der Vertrag ist vorerst befristet. Ein früherer oder späteres Ausziehdatum ist möglich, muss allerdings schriftlich vor Einzug festgelegt werden. Dann gibt es eine Kündigungsfrist von 3 Monaten im Voraus.
Der Mietpreis gilt für 3 Personen und die komplette Wohnung. Möchten mehr als 3 Personen einziehen zb Paare, welche sich ein Zimmer teilen, muss der Mietpreis neu berechnet werden, da sich der Strom/Wasserverbrauch ändern wird. In diesem Fall kontaktiert mich gerne.

DURATION FLEXIBLE
The contract is limited for now. An earlier or later move-out date is possible, but must be specified in writing before moving in. There is a notice period of 3 months in advance if you wish to move out earlier than written in the contract.
The monthly rent is the total amount for 3 people in the whole apartment. If more than 3 people wish to move in, for example couples, the rent will be different because of more water and energy use. In this case please contact me for a new calculation of the total rent.
