Hello together,
I rent my sweet apartment in the 20th district. I am Jacob and lived in it for 2 years and had a very nice time. The previous tenants, a couple, will leave early July. We were neighbours and had a rather friendly relationship - I would like to see for the next nice people:)
The apartment has a large bedroom (with walk-in wardrobe) and a second room, which can also be used as a bedroom. The two rooms are accessible separately.
The heart is the beautiful living room, which you enter over the hallway from the kitchen. From the living room you come to the bathroom (bath, shower) and the smaller room.
The kitchen is equipped with induction hob, dishwasher, extractor and large refrigerator.
The balcony invites you to stay in the sun between morning and early afternoon!
Toilet there is also, of course, that has an extra washbasin.

Ich vermiete meine süße Wohnung im 20. Bezirk. Ich bin Jakob und habe 2 Jahre selbst darin als WG gelebt gelebt und eine sehr schöne Zeit gehabt. Die bisherigen Mieter, ein Pärchen, wird Anfang Juli ausziehen. Wir waren davor Nachbarn und hatten ein eher freundschaftliches Verhältnis- das würde ich mir für die nächsten netten Menschen ebenso wünschen :)
Die Wohnung verfügt über ein großes Schlafzimmer (mit begehbaren Kleiderschrank) und ein zweites Zimmer, was ebenso als Schlafzimmer genutzt werden kann. Die beiden Zimmer sind getrennt begehbar.
Das Herzstück ist das schöne Wohnzimmer, welches man über den Flur aus der Küche betritt. Vom Wohnzimmer kommt man ins Bad (Badewanne, Dusche) und das kleinere Zimmer.
Die Küche ist mit Induktionsherdplatte, Geschirrspüler, Dunstabzug und großem Kühlschrank bestens ausgestattet.
Der Balkon lädt vor allem zwischen Vormittags und frühen Nachmittag zum verweilen in der Sonne ein!
Toilette gibt es natürlich auch, die hat ein extra Waschbecken.
The apartment is very well connected to the Öffi network, even with the bike you are super fast in the city centre via the Danube Canal.
The U6 Jägerstraße is a 2-minute walk away, while U4 Station Spittelau is a short walk away.
In addition, there is also Buse and the Bim to Floridsdorf or Schottenring with a stop almost right in front of the front door. With the night bus lines you come home from all the corners of the city if it should be later.
On the one hand, you feel pretty close to the city centre, on the other hand, you can go to the Danube Island for reading sports etc.
Die Wohnung ist sehr gut an das Öffi Netz angebunden, auch mit dem Rad ist man über den Donaukanal super schnell in der Innenstadt.
Die U6 Jägerstraße ist in 2 Minuten zu Fuß erreichbar , die U4 Station Spittelau ist auch nur wenige Gehminuten entfernt.
Zusätzlich gibt es noch Buse und die Bim nach Floridsdorf bzw. Schottenring mit einer Haltestelle fast direkt vor der Haustür. Mit den Nachtbuslinien kommt man aus allen Winkeln der Stadt nach Hause, falls es mal später werden sollte.
Einerseits ist man gefühlt ziemlich nahe an der Innenstadt, andererseits auch total schnell im Grünen und kann sich zum lesen sporteln etc. auf die Donauinsel begeben.

The plan is only schematic, so the dimensions are not really in this ratio. It's just for a better idea.
There is still some time and the current tenants are still there by the end of June, if it results we can make a viewing appointment.

Die Wohnung wird unmöbliert vermietet.
Der Grundriss ist nur schematisch, also die Abmessungen sind nicht wirklich in diesem Verhältnis. Der dient nur zur besseren Vorstellung.
Noch ist etwas Zeit und die derzeitigen Mieter wohnen noch bis Ende Juni da, wenn es sich ergibt können wir einen Besichtigungstermin ausmachen.
