WG Zimmer in für Berufstätige (16m²)

S/U Wedding ist gleich um die Ecke in 3 Minuten erreichbar (Anbindung zur U6 und Ringbahn.) U9 am Leopoldplatz ist ca 10 min entfernt.
Die Wohnung befindet sich am Rande vom sehr schönen Sprengelkiez. Das Nordufer lädt zu Spazieren ein und man braucht nur 15min bis zum Haupfbahnhof oder zur Friedrichstraße.

The S/U Bahn Wedding is reachable in just 3min walking distance. And the U9 at Leopoldplatz is only 10min away.
The apartment is located on the edge of the very beautiful Sprengelkiez. The Nordufer is very near and perfectly for taking a walk. And it only takes 15min to get to the Hauptbahnhof or to Friedrichstraße.

Ich würde unser WG Leben als sehr entspannt und zwanglos beschreiben. Wir sind normalerweise alle drei sehr viel unterwegs, aber treffen uns auch gerne mal abends und kochen zusammen oder schnacken hier und da.
Home Office klappt auch ohne Probleme, da jeder auf den anderen Rücksicht nimmt.

Zusammen wohnen würdest du mit John und Henning.

John kommt aus Irland und ist Englischlehrer. Er spielt sehr gerne (und sehr gut!!!) Gitarre und ist auch gerne mal für eine gemeinsame Jam-Session in der Küche zu haben. Ich habe mich schon langsam viel zu doll an seine Pfannkuchen gewöhnt, mit denen er mir die Homeoffice Zeit regelmäßig versüßt ;)

Henning kommt aus Nordeutschland, ist Architekt und Hobbymusiker. Und auch er kocht ziemlich viel und ziemlich gut. Besonders seine Künste im Ramen machen ist sehr bewundernswert.

Die WG wird von allen gemeinsam sauber gehalten (im Moment haben wir einen Putzplan, der wöchentlich rotiert, aber das kann dann gemeinsam alles abgeklärt werden :)
Die Küche gilt als unser Gemeinschaftsraum und zentraler Treffpunkt des WG-Lebens. Und hauptsächlich sprechen wir Englisch miteinander.

Bevorzugt wäre es wenn du auch Berufstätig bist, da es einerseits von der Hausverwaltung erwünscht ist und da unser WG-Rhythmus mit drei Berufstätigen auch immer sehr gut zusammengepasst hat.
Um die Balance aufrecht zu erhalten würden sich Henning und John eine Mitbewohnerin wünschen.

I would describe our WG life as very relaxed.. Normally all three of us are out a lot, but sometimes we like to get together in the evening and cook together or talk and chill here and there.
Home office also works without any problems, as each of us is considerate of the other.

You would live together with John and Henning.

John comes from Ireland and is an English teacher. He loves to play the guitar (and he's very good!!!) and is also available for a jam session in the kitchen. I've gotten way too used to his pancakes, which he regularly shares with me :D

Henning is from northern Germany, an architect and hobby musician. And also he cooks a lot and quite well. Especially his art of ramen making is very admirable.

The flat is kept clean by us all together (at the moment we have a cleaning schedule that rotates weekly, but that can be decided together :)
The kitchen is our common room and the central meeting point of the WG life. And mainly we speak English with each other.

It would be preferable if you are also working, since this is desired by the property management on the one hand, and on the other because it has always worked quite well with the tree of us having a simmilar "daily life rythm".
To maintain the balance, Henning and John would lprefer a female new roommate.

WICHTIG: Weil gefordert vom Vermieter.

Zukünftige Mieter*innen müssen ihre letzten 3 Gehaltsnachweise (notfalls ein neuer Arbeitsvertrag), Schufa (request now) und Mietschuldenfreiheitsbescheinigung vorlegen.

Vermietet wird die Wohnung von der GESOBAU AG.
Jeder Mieter der Wohnung wird automatisch zum Hauptmieter der Wohnung (also max. 3 Hauptmietende) und hat somit die gleichen Rechte, wie alle anderen.

Einmalige Abstandszahlung von 220 Euro für Spülmaschine, Waschmaschine, Kühlschrank, Küchenanrichte, Tisch, Stühle etc. Die Wohnung ist wirklich schon sehr gut ausgestattet und an "Gemeinschaftsdingen" fehlt es quasi an nichts. Zusätzlich würde ich meinen Schreibtisch gerne im Zimmer lassen, da er passgenau für die Wohnung gebaut wurde. Er ist sehr robust und bietet neben einer sehr großen Arbeitsfläche auch sehr viel Stauraum durch das angebrachte Regal.

Es wäre gut, wenn du einfach ein paar Zeilen über dich schreiben könntest.
Zb. Was arbeitest du in Berlin?, dein Alter, was machst du Privat, etc.

Wir würde uns dann bei dir melden und einen Termin für eine entspannte online Kennlernrunde machen (anders geht es im Moment ja leider nicht). Einziehen könntest du dann am dem 01.12 - aber das können wir dann auch persönlich nochmal miteinander besprechen.

Ich werde heute nicht dazu kommen gleich zu antworten, aber wir werden versuchen euch in den nächsten Tagen zurück zu schreiben, um einen online Besichtigungstermin abzumachen :)

Future tenants must present their last 3 salary statements (if necessary a new employment contract), Schufa (request now) (German credit bureau) and a certificate of no rent debts.

The apartment is rented by GESOBAU AG.
Each tenant of the apartment automatically becomes the main tenant of the apartment (i.e. max. 3 main tenants) and has the same rights as all others.

A one-time compensation payment of 220 Euro for dishwasher, washing machine, refrigerator, kitchen sideboard, table, chairs etc. The apartment is already very well equipped and there is practically no lack of "community things". In addition, I would like to leave my desk in the room, since it was built to fit the apartment perfectly. It is very robust and offers a very large work surface as well as a lot of storage space through the attached shelf.

It would be good if you coulde write a few lines about you / yourself.
For example: What do you work in Berlin?, your age, what do you do in your free time? etc.

We would then contact you and make an appointment for a relaxed online get-together (unfortunately, there is no other way at the moment).
You could move in on 01.12 - but we can discuss the detaills then personally.
