Zimmer mit Balkon in wunderschönem Neubau im Herzen von Friedrichshain (2er WG) - room with balcony in beautiful new flat in the heart of Friedrichshain

Die Wohnung liegt im 2. Stock eines Neubau-Komplexes. Die Lage ist für Berlin extrem ruhig, da das Haus an keiner Seite an eine Straße grenzt. Der Komplex hat einen großen gemeinsamen Hof, viele Fahrrad-Abstellmöglichkeiten und theoretisch gibt es auch die Möglichkeit, einen Stellplatz in der Tiefgarage zu mieten. Die Nachbarn sind größtenteils junge Paare und sehr angenehm. Ab und zu gibt es sogar gemeinsame Hoffeste, man leiht sich gegenseitig Werkzeug, gießt die Pflanzen und pflegt ein gutes Miteinander.

Ein großer Vorteil der Lage ist die Kombi aus ruhiger Wohnsituation mit bester Verkehrsanbindung (5min zu Fuß zur U5 und M10, 12min zu Fuß zur Ringbahn) sowie guten Einkaufsmöglichkeiten (Edeka 5min, Rewe 10min, denns 10min, Späti 2min, Wochenmarkt am Boxi 15min) und besten Ausgehmöglichkeiten (Bars und Restaurants in der gleichen Straße, Simon-Dach-Straße etwa 10min entfernt, RAW-Gelände 20min und selbst das berühmte Berghain ist fußläufig zu erreichen).

Auch die Naherholung ist nicht schlecht, ein kleiner Park ist 5min zu Fuß entfernt und in 10min ist man mit dem Rad am Volkspark Friedrichshain oder an der Rummelsburger Bucht.

The apartment is on the 2nd floor of a new building complex. The location is extremely quiet for Berlin, since the house does not border a street on any side. The complex has a large common courtyard, many bicycle storage facilities and theoretically there is also the possibility to rent a parking space in the underground garage. The neighbors are mostly young couples and very pleasant. From time to time there are even common barbecues, we lend each other tools, water the plants and maintain a good relationship.

A big advantage of the location is the combination of a quiet living situation with best traffic connections (5min walking distance to the U5 and M10, 12min walking distance to the Ringbahn) as well as good shopping possibilities (Edeka 5min, Rewe 10min, denns 10min, Späti 2min, weekly market at Boxi 15min) and a great nightlife (bars and restaurants in the same street, Simon-Dach-Straße about 10min away, RAW area 20min and even the famous Berghain is within walking distance).

Even the park situation is not bad, a small park is at 5min walking distance and in 10min you can bike to Volkspark Friedrichshain or Rummelsburger Bucht.

Kurz zu mir:
Ich bin 29, seit knapp 3 Jahren in Berlin und arbeite in einem sozialen Startup in der Bildungsfinanzierung. In der Wohnung lebe ich seit April 2019 und fühle mich wirklich sehr wohl. Ich war früher viel in der Welt unterwegs, war als Aupair in Irland und Sri Lanka, habe in Paris studiert und auch mal ein Jahr lang ein Café in Peru geführt. Ich bin weltoffen, habe aufgrund der vielen Umzüge schon in verschiedenen WG-Konstellationen gelebt, kann mich unkompliziert auf neue Mitbewohner einstellen und habe mit vielen meiner früheren Mitbewohner immer noch ein super Verhältnis. Mittlerweile bin ich im Arbeitsleben angekommen und schätze ein ruhiges WG-Leben, in dem ich mich auch mal in mein Zimmer zurückziehen kann, in dem aber auch gerne mal gemeinsam gekocht oder abends bei einem Weinchen gequatscht wird. Ich esse vegan, das soll dich aber natürlich nicht abhalten, dich so zu ernähren, wie du möchtest. Generell ist mir Nachhaltigkeit sehr wichtig.

Leben vor/nach Corona:
Ich bin beruflich und privat etwa 1-2 mal pro Monat für ein verlängertes Wochenende außerhalb von Berlin. Darüber hinaus habe ich durch die vielen Umzüge gute Freunde außerhalb von Berlin, die mich regelmäßig besuchen kommen. Etwa 1-2 mal pro Monat ist also jemand für ein paar Tage hier. Gastfreundschaft ist mir sehr wichtig, du solltest also mit (natürlich ruhigem und nettem) Besuch in der Wohnung kein Problem haben. Ansonsten bin ich ein sehr aktiver Mensch und viel unterwegs, gebe in meiner Freizeit recht viel Nachhilfe, spiele Fußball, gehe bouldern und treffe Freund*innen.

Leben während Corona:
Gerade ist das natürlich alles eingeschränkt, ich reise weniger, habe kaum Besuch und arbeite 3-4 Tage pro Woche im Home Office. Coronaregeln einzuhalten finde ich sinnvoll und würde gerne mit einer Person zusammenleben, die das auch so sieht.

WG-Leben:
Meine wichtigste Erwartung an dich ist, dass du Besucher*innen prinzipiell als willkommen ansiehst. Ein gutes & entspanntes Miteinander ist mir auch sehr wichtig, sowie ein Maß an Sauberkeit und Ordnung, in dem man sich wohlfühlen kann. In allen anderen Punkten bin ich sehr flexibel und stelle mich gerne auf dich ein.

Some info about me:
I am 29, have been in Berlin for almost 3 years and work in a social start-up in education financing. I'm living in the apartment since April 2019 and feel really comfortable. I used to travel the world quite a bit, was an aupair in Ireland and Sri Lanka, studied in Paris and also ran a café in Peru for a year. I am open-minded, have lived in different flat share constellations due to the many moves, can easily adjust to new roommates and still have a great relationship with many of my former flatmates. In the meantime, I got used to work life and appreciate a quiet life in a shared flat, where I can withdraw to my room when I'm tired, but where we can also cook together or chat over a glass of wine in the evening. I'm vegan, but that shouldn't stop you from eating the way you want to. In general, sustainability is very important to me.

Life before/after Corona:
I am out of Berlin for a long weekend about 1-2 times a month, professionally and/or privately. In addition, due to the many moves I have good friends outside of Berlin who visit me regularly. So about 1-2 times a month someone is here for a few days. Hospitality is very important to me, so you shouldn't have a problem with (of course respectful and friendly) visitors in our apartment. Apart from that I am a very active person, give private lessons several days per week, play soccer, go bouldering and meet friends.

Life during Corona:
Right now, of course, most of this is limited, I travel less, have hardly any visitors and work 3-4 days a week in the home office. I think it makes sense to follow Corona rules and would like to live with someone who shares this view.

Flatshare life:
What is most important to me is that you are welcoming towards guests. A good communication and pleasant & relaxed flatshare life is also very important to me, as well as a degree of cleanliness in which one can feel comfortable. In all other points I am very flexible and will gladly adapt to you.

Was außerdem noch wichtig zu wissen ist:

Aktuell fehlen einige Möbel, unter anderem die gesamte Küche. Eine Übergangslösung aus Kühlschrank, Herdplatten, Mikrowelle, Wasserkocher ist schon so gut wie vollständig (Geschirr etc. ist vorhanden), eine ordentliche Einbauküche mit Geschirrspüler wird aber erst im Februar geliefert. Wie genau die Wohnung neu eingerichtet wird, ist teilweise noch offen und können wir gerne bequatschen. Falls es dir lieber ist, kann ich selbst die neuen Möbel bezahlen und du müsstest nur dein eigenes Zimmer möblieren. Wenn du aber gerne etwas für die gemeinsam bewohnten Räume beisteuern möchtest, ist das auch willkommen.

-Check: Hast du gelesen, dass es bis Anfang Februar keine richtige Küche gibt?

What is also important to know:

Currently some furniture is missing, including the entire kitchen. A temporary solution consisting of a refrigerator, hotplates, a microwave and a kettle is almost completely in place (dishes etc. are available), but a proper fitted kitchen with dishwasher will not be delivered until February. How exactly the apartment will be newly furnished is still open in parts and we can discuss style preferences. If you prefer, I can pay for the new furniture myself and you would only have to furnish your own room. But if you would like to contribute something to the shared rooms, that is also welcome.
