longterm 25qm room with balcony in Wedding

It's a 25 sq.m room with balcony in a sunny two room apartment with Anmeldung.

The room is fully furnished with a bed with mattress, a work table and chair, a lamp, a shelf, 2mx2m clothes rail, a big drawer MALM and a very small round metal table.

The shared kitchen is quite spacious with a dining table and chairs, a big oven, a huge refrigerator, stoves, and a washing machine.

There's a shared toilet and a shared (but separate from toilet) bathroom with bath tub and shower. There's also a cellar in the basement of the building.

The rent is 680€ with all the amenities included: water, heating, electricity, and 250 MBits internet. The deposit is 1500€. For the clothes rail & umbrella on the balcony I need to charge 300€ extra because I paid 500€ for them when I moved in.

The applicant must be earning 1000+ Euros, later on send documents of ID, Schufa (request now) & if needed for the landlord rent guarentee by parents.

You can have an Anmeldung as well. The contract is for 1 year but it’s easily extendable.

The place is located at Prinzenallee. It takes approximately 2 min to get from the apartment to the street, but this is why the apartment is very quiet and detached the street and road noise.

The closest train station is U Pankstrasse which is approximately 10 min walk from the apartment (and U Osloer strasse which is about 15 min walk). However, there are two buses that are quite frequent: M27 (6 min intervals, which goes to U Pankstrasse in one direction and S Wolankstrasse in the other direction) and 255 (10 min intervals, which goes to U Osloer strasse).

About the person you‘ll be living with:

Rahul, 33, studied Master in Computational Neuroscience from TU/HU Berlin. Currently working as a scientific software developer.
Very laid back, calm and peace loving in the living space. Work 2 to 3 days from home office; the rest at the office. Not cooking too often but would like to cook more often. Also, I like to cook for others or share food when I cook.
I'm regularly travelling every few weekends, so during that time I'm not available at home. My hobbies are philosophy, physics, mathematics, education, watching series, movies, sometimes reading books, very seldom also like to play guitar.
I'm usually very friendly to talk and like to socialise if the other person is also reciprocating, but I also give space if the other person wants to spend time on their own.
Also, would prefer living with someone with whom I can have a regular cleaning schedule.
