130m2 große, helle Altbauwohnung in einem charmanten, exklusiven Teil von Charlottenburg

Für eine 130m2 große Altbauwohnung suche ich eine Mitbewohner:in im Alter zwischen 25 und 45 Jahren.
Vor zwei Jahren wurde die Wohnung komplett neu renoviert. So befindet sich neben einem großen Wohnzimmer eine neu eingebaute Küche, die sofort zum Kochen einlädt. Das zu vermietende Zimmer ist circa 25m2 groß und zeichnet sich durch einen Erker aus, durch welchen das Zimmer mit Licht geflutet wird.
Es gibt sowohl einen Balkon, als auch eine Badewanne (neben einer separaten Dusche). Außer in den Badezimmern befindet sich in der Wohnung ein wunderschöner, alter Parkett. Die Decken sind selbst für einen Altbau besonders hoch und sorgen für ein weitläufiges Gefühl. Dabei empfinde ich die weitläufige, helle Atmosphäre als optimale Voraussetzung für eine WG. Seit ich studiere habe ich immer wieder in WGs gelebt und viele Aspekte dieser Form des Zusammenlebens dabei zu schätzen gelernt. Dabei würde ich mich als äußerst unkompliziert beschreiben.
Kurz zu mir: Ich heiße Elisa und bin 36 Jahre alt. Nach einem Bachelor in BWL habe ich ein Studium der bildenden Künste absolviert, mit dem Schwerpunkt meiner Arbeit auf neue Medien (Videoinstallationen, Film, Performance, digital Art…). Ende 2018 habe ich das Studium abgeschloßen.
Momentan unterrichte ich Kunst an einer Gesamtschule. Da die Schule relativ weit weg ist, verlasse ich morgens relativ früh das Haus und komme oft auch erst später nach Hause, da ich versuche so viel wie möglich direkt vor Ort zu erledigen.
Die Auseinandersetzung mit der Kunst (in wirklich der kompletten Breite an Möglichkeiten:)) ist eine meiner zentralen Beschäftigungen im Alltag. Ich verreise gerne und empfinde außerordentliche Freude im Umgang mit Pflanzen aller Art.
Mittlerweile wohne ich seit 5 Jahren in Berlin. Nachdem ich lange direkt im Trubel von Neukölln (Schönleinstraße) wohnte, habe ich mir die aktuelle Lage vor nun fast zwei Jahren sehr bewusst ausgesucht, da man hier in Schmargendorf (Charlottenburg) zum einen seine Ruhe finden kann, zum anderen aber immer wieder die Möglichkeit hat in verschiedene Zentren einzutauchen (wie gerade zum Beispiel Neukölln, Kreuzberg oder auch Wedding). Man findet hier einen speziellen Touch vom alten, kaum veränderten Westberlin. So habe ich festgestellt, dass Schmargendorf als absoluter Geheimtipp den meisten Leuten gänzlich unbekannt ist. So sind auch die meisten Anwohner:innen seit jeher mit dem Ort spürbar verwurzelt. Als ein Beispiel für die Umgebung fallen mir gerade spontan die verschiedenen Botschaften mit länderspezifischer Architektur ein, was bei jedem Spaziergang durch den Kiez für schöne Entdeckungen sorgen kann.

In sehr kurzer, fußläufiger Distanz befinden sich alle Einkaufsmöglichkeiten, die man so benötigt: Aldi, Edeka, dm, Roßmann sowie diverser, klassischer Einzelhandel wie man ihn so kennt.
Unmittelbar vor der Türe befindet sich eine Bushaltestelle, an der eine der Doppeldeckerlinien in wenigen Minuten zum Ring fährt (Heidelberger Platz oder Hohenzollerndamm). Sehr gut zu erreichen ist außerdem die U9, die U3 und die U7. Mit dem Fahrrad lässt sich innerhalb von 7 Minuten der Ring erreichen. Die Lage eignet sich auch für Leute die ausschließlich mit dem Fahrrad unterwegs sind.
Mit dem Auto ist es super entspannt, da es ohne zu suchen, immer kostenlose Parkplätze gibt.
Mit Abstand am außergewöhnlichsten an der Lage ist der unmittelbare Zugang zum Grunewald mit seinen endlosen Waldfläche, den beliebten Bademöglichkeiten (z.B.Teufelsee), sowie etliche andere Freizeitangebote und Endeckungsmöglichkeiten. Nach nun zwei Jahren entdecke ich trotzdem bei jedem Ausflug etwas Neues. Durch seine vielen Gesichter, fällt eine Beschreibung gar nicht so einfach. Mit der Umgebung der Wohnung assoziiert man durch die vielen hohen Kiefern und den sandigen Boden Orte wie z.B. an der französischen Atlantikküste.

Das Zimmer wird möbliert vermietet (eigene Möbel sowie eine flexible Einrichtung sind möglich!) und nachdem kalkulieren aller Kosten komme ich auf eine WARMMIETE von 850€, in der ALLES enthalten ist (WLAN, GEZ usw.).
Mir ist es wichtig, das Zimmer ab dem 01.Februar 2024 zu vermieten. Generell bin ich jedoch in vielen Dingen flexibel und denke mir, dass man alles besprechen kann.
Solltest du momentan nicht in Berlin sein, sind auch digitale Besichtigungen sowie ein Kennenlernen möglich.

130m2 bright old building apartment in a charming, exclusive part of Charlottenburg


I am looking for a roommate between 25 and 45 years old for a 130m2 apartment in an old building.
Two years ago the apartment was completely renovated. There is a large living room and a newly installed kitchen, which immediately invites you to cook. The room for rent is about 25m2 and is characterized by a bay window, through which the room is flooded with light.
There is both a balcony and a bathtub (besides a separate shower). Except for the bathrooms, there is a beautiful old parquet in the apartment. The ceilings are particularly high, even for an old building, and make for a spacious feel. At the same time, I feel the spacious, bright atmosphere is optimal for a shared apartment. Since I have been studying, I have repeatedly lived in shared apartments and have learned to appreciate many aspects of this form of living together. I would describe myself as extremely uncomplicated.
Briefly about me: My name is Elisa and I am 36 years old. After a bachelor's degree in business administration, I studied fine arts, focusing my work on new media (video installations, film, performance, digital art...). I graduated at the end of 2018.
Currently, I teach art at a high school. Since the school is relatively far away, I leave the house relatively early in the morning and often come home later, as I try to do as much as possible right on the spot.
The involvement with art (In really the complete breadth of possibilities:)) is one of my central occupations in everyday life. I like to travel and find extraordinary joy in dealing with plants of all kinds.
Meanwhile I live since 5 years in Berlin. After I lived for a long time directly in the hustle and bustle of Neukölln (Schönleinstraße) ,I have chosen the current location now almost two years ago very consciously, because you can find here Schmargendorf (Charlottenburg) on the one hand his peace, but on the other hand always has the opportunity to dive into different centers (such as just Neukölln, Kreuzberg or Wedding). One finds here a special touch of old, hardly changed West Berlin. So I found that Schmargendorf as an absolute insider tip is completely unknown to most people. Thus, also most of the residents:inside have always been noticeably rooted with the place. As an example of the surrounding area, I just spontaneously think of the various embassies with country-specific architecture, which can make for beautiful discoveries on any walk through the neighborhood.
In very short walking distance are all the shopping facilities that you need: Aldi, Edeka, DM, Roßmann as well as various, classic shopping streets.
Directly in front of the door is a bus stop, where one of the double-decker lines in a few minutes to the Ring (Heidelberger Platz or Hohenzollerndamm). Very easy to reach is also the U9, the U3 and the U7. By bike, the Ring can be reached within 7 minutes. The location is also suitable for people who travel exclusively by bike.
By car it is super relaxed, because there is always free parking without looking.
By far the most extraordinary thing about the location is the immediate access to the Grunewald with its endless forest area, the popular swimming opportunities (eg.Teufelsee), as well as several other recreational opportunities and so much different stuff to discover. After now two years I still end with every trip something new. Due to its many faces, a description is not so easy. With the surroundings of the apartment one associates by the many high pines and the sandy soil places as for example on the French Atlantic coast.

The room is rented furnished (own furniture as well as a flexible arrangement are possible!) and after calculating all costs I come to a ALL INCLUSIVE RENT of 850€, in which EVERYTHING is included (WLAN, GEZ, etc.).
It is important for me to rent the room from FEB, 1st 2024. In general, however, I am flexible in many things and think to myself that everything can be discussed.
