Both rooms are currently available.
Renting per room is possible only to one person. Both rooms can also be rented together. For both rooms the rent is twice as high (1.200,00 Euro).
When selecting the tenants, we make sure that they fit together. The first tenant also has a right to speak at the choice of the second roommate.

The common rooms include the bathroom and the kitchen.

Die Wohnung hat zwei möblierte WG-Zimmer.
Beide Zimmer stehen derzeit zur Verfügung.
Pro Zimmer ist die Anmietung nur an eine Person möglich. Es können aber auch beide Zimmer zusammen angemietet werden. Für beide Zimmer ist die Miete dann doppelt so hoch (1.200,00 Euro).
Bei der Auswahl der Mieter achten wir darauf, dass diese auch zusammen passen. Der erste Mieter hat auch ein Mitspracherecht an der Auswahl des zweiten Mitbewohners.

Zu den gemeinschaftlichen Räumen gehören das Badezimmer und die Küche.

The additional cost pre-payment includes the transferable costs of house management, as well as the pre-payments on electricity and gas. The contracts with the electricity and gas provider continue to run to the owner. The monthly costs of the apartment are distributed to the two rooms. Once a year, the costs are charged to the tenants.
Only the costs for an internet/telephone connection and the GEZ are not included.

Directly to the apartment is also a parking space in front of the house. This can be rented for 40,00 euros a month.
The basement is located in the direct stairway, so you can easily lock your bike in your own basement.
The apartment can be visited by agreement.
I rent the apartment for an acquaintance, a broker commission doesn't apply.

Die Nebenkostenvorauszahlung beinhaltet die umlegbaren Kosten der Hausverwaltung, sowie die Vorauszahlungen auf den Strom und das Gas. Die Verträge mit dem Strom- und Gasanbieter laufen weiterhin auf den Eigentümer. Die monatlichen Kosten der Wohnung werden hälftig auf die beiden Zimmer verteilt. Einmal im Jahr werden die Kosten gegenüber den Mietern abgerechnet.
Nur die Kosten für einen Internet-/Telefonanschluss und die GEZ sind -nicht- enthalten.

Direkt zu der Wohnung gehört auch ein Stellplatz vor dem Haus. Dieser kann für 40,00 Euro im Monat angemietet werden.
Der Keller liegt im direkten Treppenabgang, so dass man sein Fahrrad bequem im eigenen Keller absperren kann.
Die Wohnung kann nach Absprache besichtigt werden.
Ich vermiete die Wohnung für einen Bekannten, eine Maklerprovision fällt nicht an.
