Da ich ins Auslandssemester gehe, suche ich für unser Wohnzimmer in einer gemütlichen, ruhigen und Nichtraucher 53 m² 2-Zimmer-Wohung in Köln Humbold/Gremberg eine weibliche Zwischenmieterin ab dem 15.01.2018 bis zum 30.04.2018. Der Zeitraum ist flexibel, sprich du kannst auch kürzer oder länger bei Bedarf bleiben. Die Wohnung ist vollmöbliert und beinhaltet alles, was man für ein gemütliches Leben braucht. Du würdest zusammen mit meiner Freundin Alexandra (26 Jahre) wohnen, wobei sie im Schlafzimmer (14,5 m²) und du im Wohnzimmer (19,7 m²) leben wirst. Natürlich schaffen wir im Wohnzimmer genug Platz für deine Sachen. Leider ist die Wohnung nicht WG geeignet, weshalb meine Freundin nur durchs Wohnzimmer in die Küche und Bad gelangt. Daher wäre es optimal, wenn du ein aktives Leben führst und nicht nur 24 Stunden zu Hause bist. Falls du noch immer Interesse hast, würden wir uns über eine Nachricht freuen! :)
Die monatliche Summe von 400€ beinhaltet die Warmmiete, Platz im Keller und die Kosten für Strom, eine Internetflatrate inkl.WLan mit einer 100 Mbit/s Leitung und eine Telefonflatrate für Haustelefonate. Zudem darf der Fahrradkeller, der Garten und der Trockenraum mitgenutzt werden.

I´m searching for our living room in a 53m² 2-room-flat in Cologne Humboldt/Gremberg an female interim tenant from 15.01.2018 to 30.04.2018, because I´ll make an exchange semester abroad. The period is quiet flexible, so you can stay shorter or longer if you need to. The flat is fully furnished and includes everything that you need to live comfortable. You will live together with my girlfriend Alexandra (26 years old), she will live in the bedroom (14,5 m²) and you in the living room (19,7 m²). Of course we will leave enough space for your stuff in the living room. Unfortunately my girlfriend need to go throught the living room to reach the kitchen and the bathroom. So it will be great, when you live an active life and are not 24 h at home. So when you are interested, we would be pleased if you´ll message us! :)
In the costs of 400€ monthly is everything included: Rent and cellar, water, electricity, heating, highspeed 100Mbit/s internet with WIFI, hometelephone flat etc..
You can also use the bicycle cellar, the drying room and the garden with the other neighbors from the house.

Diele, Badezimmer, Küche, Wohzimmer und Schlafzimmer sind getrennt von einander. Das Badezimmer wurde 2014 saniert und das Laminat in Wohn- und Schlafzimmer neu verlegt. Die schön großen Fenster sind nur zum Garten ausgelegt, so dass die Sonne die Wohnung tagsüber hell beleuchtet und der Straßenlärm nicht hörbar ist.
Küche: Küche mit Cerankochfeld, Backofen, Spüle; Spülmaschine; Waschmaschine; Großer Kühlschrank mit Gefrierfach; Küchengeräte (Wasserkocher, Toaster, Kaffeekapselmaschine, Mikrowelle etc.)

All rooms are seperate from each other. 2014 years ago the bathroom was renovate and new laminate laid in the linving- and bedroom.
The big windows are only on the side of the garden, so it´s really quite without street noise.
Kitchen: Kitchen with Ceran cooktop, baking oven, kitchen sink; dishwasher; washing machine; a big refrigerator with freezer; kitchen equipment (kettle, toaster, coffee machine, microwave etc.)
Living room: Couch with sleepfunction, 55`Smart TV, PS4
Die Wohnung liegt in einer ruhigen Seitenstraße an der Taunusstraße in Köln Humbold-Gremberg. Kostenlose Parkplätze befinden sich direkt vor der Haustür.
Auf der Taunusstraße gibt es Einkaufsmöglichkeiten, Essensmöglichkeiten, Kioske, einen Hermesshop uvm..
Das große Einkaufscenter Köln Arcarden liegt nur 10 min Fußweg entfernt und beinhaltet alle Läden die das Herz begehrt. Es liegt auf der Kalker Hauptraße die diverse weitere Einkaufsläden, Essensmöglichkeiten (auch 24 Std.), Bänke (Postbank, Sparkasse, Deutsche Bank, Commerzbank etc.), eine Poststelle uvm. bietet. Dadurch ist der Weg zur Stadt eigentlich nicht mehr nötig.
In 3 min Fußweg befindet sich ein frisch ausgebauter Lidl, 4min Fußweg entfernt liegt ein Netto. Ein türkischer Lebensmittelladen befindet sich in 2min Fußweg auf der Taunusstraße.
Ein kleiner schöner Park mit einem Spielplatz liegt auch nur 2min Fußweg entfernt.
Die Wohnung liegt perfekt für die Nutzung von öffentliche Verkehrmittel. Die Haltestelle Trimbornstraße (S12, S13, RB) liegt 5min Fußweg entfernt und man erreicht die Hauptknotenpunkte der Deutschen Bahn den Bahnhof Deutz (Deutz Messe) in 2min, den Hauptbahnhof in 5min und den Flughafen Köln/Bonn in 15min. Die Haltestelle Kalk Post (Bahnlinie 1 und 9) liegt 10min Fußweg entfernt und man errreicht den Neumarkt (Einkaufspassage) in 9min, den Rudolfplatz an den Ringen (Partymeile, Bars, Essensmöglichkeiten) in 12min und den Zülpicher Platz (Studentenhotspot, Bars, Discos, Essensmöglichkeiten) in 14min.
Die Autobahnauffahrten 55a Richtung A3/A4 und 559 Richtung A4 sind jeweils 5min Autoweg entfernt.

The flat is on a sidestreet, where you can parking for free.
You reach in 3min by foot two big food discounter LIDL or Netto. A nice park with a playground is 2min away by foot.
On the next street Taunusstraße are also some food shops. 10min away by foot is one of the biggest shopping center in cologne the Köln Arcarden, where you find any store that your heart can desire. There is also the shopping street Kalker Hauptstraße, where you can find futher shops, a 24 h food shop, the post, many different banks, barbers etc..So you don´t even have to go to the city center when you want to go shopping.
The flat is also perfect located for the public transport. You reach the train station Trimbornstraße (S12, S13, RB) in 5min by foot, where you can reach the train intersections Deutz Messe (trade fair) in 2min and the central station in 5min. The rail station Kalk Post (line 1 and 9) is 10min away by foot, where you can reach the city center shopping arcade Neumarkt in 9min, the party mile Rudolfplatz with a lot of discos and bars in 12min, the student hotspot Zülpicher Platz also with many discos and bars in 14min and the university of cologne in 18min.
Zusätzlich zur Kaution von 400€ wünscht mein Vermieter bei keinem geregelten Einkommen auch eine (Eltern-)bürgschaft, falls die Kaution bei entstehenden Schäden oder Mietrückständen nicht ausreicht. Was ich jedoch nicht hoffe, da ich eine zuverlässige und vernünftige Zwischenmieterin suche :)
Bei einem geregelten Einkommen ist eine SCHUFA (request now) -Selbstauskunft gewünscht.
Die Wohnung ist und soll auch weiterhin ein Nichtraucher Haushalt bleiben, der Garten kann gerne zum Rauchen genutzt werden.
Kleintiere (Ziervögel, Zierfische, Hamster etc.) sind laut dem Vermieter in Ordnung, alle anderen Tiere müssen davor erst schriftlich erlaubt werden.
Anbei die Handynummer meiner Freundin. Am besten ihr schreibt ihr einfach per SMS oder WhatsApp da sie nicht immer reden kann, sie antwortet auch sehr zügig. Wir freuen uns auf eine nette, zuverlässige und gewissenhafte Zwischenmieterin :)

It´s a non smoker flat, but you can smoke in the garden. The flat is on the ground floor.
The deposit is only 400€, but my landlord want a rental guarantee (from one of your parents) if you both don´t earn enough money in case something get damaged or you can´t pay the rent anymore.
