Wir haben ein Zimmer frei!
Das Zimmer wird zum 1.01.2021 frei werden.
Das Zimmer ist gut geschnitten und ca. 14qm groß. Es liegt zur Straße raus, was aber durch die neuen, bestens isolierten Fenster kein Problem ist. Selbst zur Rushhour bekommt man nicht viel vom Verkehr oder den Gleisen mit.
Die Wohnung hat ein saniertes Bad mit Badewanne und die Küche ist gut ausgestattet. Waschmaschine ist vorhanden. Das Internet ist zuverlässig und schnell.
Es gibt ein gemeinsames Wohnzimmer mit einer bequemen Couch.

The room will be available on January 1st.
The room has about 14 sqm of space. Is facing the street, which can be busy at rush hour. You won’t hear much noise though. The windows have been retrofitted only a few years back and insulate well for noise and heat.
The bathroom is decent, it has a sink, a toilet and a tub. The kitchen is furnished. Most of the essentials like a washing machine, water kettle or a stove, but no coffee maker are present.
Internet is available, reliable and fast.
The living room has a comfy couch and some plants. It's certainly a good environment to share a beer and stories.
Die Wohnung liegt sehr Zentral in Köln direkt auf Höhe der S- und U-Bahn Station Hansaring. Alle Partyviertel (ob Ehrenfeld oder Zülpicher) sind von hier aus gut zu erreichen.
Ihr seid knapp 15min zu Fuss vom Hauptbahnhof bzw. eine S-Bahn Station davon entfernt.
Einkaufsmöglichkeiten könnt ihr problemlos von hier erreichen. Zahlreiche Supermärkte sind keine 5min Fußweg entfernt.
Der Mediapark, mit seinen Grünanlagen, den Hochschulen und zahlreichen Angeboten wie Co Workingspaces, Kinos, Restaurants und Cafes sind praktisch um die Ecke.
In wenigen Minuten seid ihr von hier aus am Rhein oder im Grüngürtel.

The flat is located near Hansaring station in the centre of cologne. Subway and S-Bahn are nearby. Walk for about 15 minutes or hop on the S-Bahn and you are at the mainstation. Y
ou can reach Ehrenfeld or Zülpicher Platz easily by the lines running through Hansaring. While this flat isn’t in the hippest area, the more vibrant quarters of cologne are not too hard to get to.
Shopping is easily reachable. Many supermarkets are within 10 minutes of walking distance. From Ebertplatz you could go directly to the shopping district of cologne, Hohestraße and Neumarkt.
Also the green belt starting near Mediapark, or the Rhine Promenade are only a few short minutes distant.
Zum Mitbewohner:
Mein (nun bald ehemaliger) mitbewohner ist super entspannt und man kommt super mit ihm aus. Er ist offen für neue Personen und auch für Aktivitäten zu haben. Er ist oft zuhause, man muss aber auch nicht viel miteinander unternehmen.

He's a quiet guy, but easy to live with. He's open and everytime happy to hang with him. A lot of time he spends in the appartment, but it's not necessary to spend a lot of time with each other.
Die Nebenkosten beinhalten Heizung, Strom, Gas, Wasser und Internet, sowie den Rundfunkbeitrag.
Zusätzlich entstehen Kosten pro Person von ca 50 bis 60 Euro für die Wartung der Gastherme, die der Vermieter uns Mieter organisieren lässt.
Mein Vermieter wünscht Gehaltsnachweise bzw. eine Elternbürgschaft und natürlich eine positive Schufaauskunft.

The running costs on top of the rent include heating(radiator), hot water(tap; gas-heater), internet and the Rundfunkbeitrag (tv license; mandatory once per flat)
In addition there is a mandatory maintenance organized by us tennannts of the methane powered heater (hot water,shower). Its about 50 to 60eur once per year and can be scheduled freely. In theory this saves some money compared to relying on the landlords choice.
My landlord expects proof of income from international applicants.
Unfortunately parenatal cosign/guarantor agreements are apparantly hard to enforce outside of Germany and are only available to German applicants.
