Cosy WG room with kitchen Gemütliches WG-Zimmer mit Wohnküche

Hello!
From June 1st, as an alternative from June 15th, I'm looking for a rental agent for my WG room as it goes for me elsewhere. The room is about 13sqm, has two seperate windows towards the northeast. The stone window benches with a depth of almost 45cm are ideal for watching the road from there. Otherwise, the room is bright during the day thanks to the windows, especially in the summer.

As can be seen in the pictures, we have a living kitchen with a balcony where we meet regularly during cooking or after everyday life. In addition to the apartment is a modern bathroom with bathtub.

Location
The apartment is located in the Leutzsch/Alt-West district, right on Georg-Schwarz-Straße. You get to the centre and the east of Leipzig very quickly. On the one hand, the 7 direction center (Hbf, Augustusplatz) runs every 10min during the day. The stop is 2min. Alternatively, the S1 departs from the S-Bahn station Leutzsch at 30min clock. But also with the bike it takes only about 15-20min to the Goerdelerring (inner city). In particular, the campus at the Jahnalle (Spowi & Lehramt) is only about 13min by bike or train.

WG life
You would live with Jan, 27 years old, 4th Master semester Sports Sciences. In addition to studying, Jan likes to do sports, go on concerts or take something with friends. This varies from billiards, darts over social games or just relax drinking a coffee. From time to time, Jan also goes to party with friends or drink one.

How the WG life is presented:
In principle, a relaxed coexistence is important, insofar as one stays parallel in the kitchen and was an open communication. Joint activities are also possible if they are offered.

In addition to the apartment we also have a courtyard, basement compartment and staircase storage room.

Ich suche ab dem 01. Juni, alternativ ab dem 15. Juni, einen Nachmieter für mein WG-Zimmer, da es für mich woanders hingeht. Das Zimmer ist ca. 13qm groß, hat zwei seperate Fenster in Richtung Nordosten. Die Stein-Fensterbänke mit knapp 45cm Tiefe eignen sich optimal, um von da die Straße zu beobachten. Ansonsten ist das Zimmer dank der Fenster tagsüber, vor allem im Sommer schön hell.

Wie auf den Bildern zu erkennen, haben wir eine Wohnküche mit Balkon, in der wir uns beim Kochen oder nach dem Alltag regelmäßig antreffen. Zusätzlich zur Wohnung gehört ein modernes Bad mit Badewanne.

Lage
Die Wohnung liegt im Stadtteil Leutzsch/Alt-West, direkt auf der Georg-Schwarz-Straße. Man kommt durch den ÖPNV sehr schnell ins Zentrum und den Osten von Leipzig. Einserseits fährt die 7 Richtung Zentrum (Hbf, Augustusplatz) tagsüber alle 10min. Zur Haltestelle sind es 2min. Alternativ fährt die S1 ab S-Bahnhof Leutzsch im 30min Takt. Aber auch mit dem Rad dauert es nur ca. 15-20min zum Goerdelerring (Innenstadt). Insbesondere zum Campus an der Jahnalle (Spowi & Lehramt) sind es mit Rad oder Bahn nur ca. 13min.

WG-Leben
Du würdest mit Jan zusammenleben, 27 Jahre alt, 4. Mastersemester Sportwissenschaften. Neben dem Studium macht Jan gerne Sport, geht auf Konzerte oder unternimmt etwas mit Freunden. Dies variiert von Billard, Dart über Gesellschaftsspiele oder einfach nur entspannt einen Kaffee trinken. Ab und an geht Jan auch mit Freunden feiern oder mal einen trinken.

Wie sich das WG-Leben vorgestellt wird:
Grundsätzlich ist ein entspanntes Miteinander wichtig, insofern das man sich auch mal parallel in der Küche aufhält und eine offene Kommunikation wart. Gemeinsame Aktivitäten sind genauso möglich, wenn es sich anbietet.

Sonstiges
Zusätzlich zur Wohnung haben wir noch einen Innenhof, Kellerabteil und Treppenabstellraum.
