die WG hat drei Schlafzimmer, Küche und Badezimmer sowie einen großen Keller mit Werkstatt und Waschraum.
Spülmaschine, Waschmaschine und Trockner sind mit dabei und dürfen mit benutz werden.
Das zu vermietende Zimmer ist ganz oben im Haus. Küche und Bad sowie die anderen zwei WG Zimmer sind ein Stockwerk weiter unten.
Folglich hat man es oben sehr ruhig, wenn man denn seine Ruhe haben will.
Das Zimmer selbst hat 15qm und ein großes Fenster durch das viel Licht einströmt.
Schrank, Tisch, Stuhl wie auch ein voll ausgestattetes Bett (frisch bezogen) sind vorhanden.
Die Miete beträgt 440€ warm. Nebenkosten werden dir nicht extra angerechnet.

the shared apartment has three bedrooms, a kitchen, a bathroom, and a large basement with a workshop and laundry room.
Dishwasher, washing machine, and dryer are included and you are free to use them.
The room for rent is located at the top of the house. The kitchen, bathroom, and the other two bedrooms are located one floor below.
Therefore, it is very quiet upstairs if you wants to have some peace.
The room itself is 15 sqm and has a large window that lets in a lot of light.
There is a wardrobe, a table, a chair, and a fully equipped bed.
The rent is 440 including all utilities. Additional charges for utilities will not be charged to you separately.
Die WG befindet sich in der nähe der Waldschule, an einem kleinen Waldstück am rande Walldorfs.
Die erste Bushaltestelle ist 2min zu Fuß entfernt. In 10min ist man im Stadtzentrum. Es fahren regelmäßig Buse zur SAP oder zum Bahnhof. Ca. 10min Fahrweg.
Es hat einen Bäcker wie auch einen Lidl 5min zu Fuß entfernt. In der Stadtmitte hat es auch einen Edeka, Rewe, Friseure usw.
The shared apartment is located near the school, on the outskirts of Walldorf, next to a small forested area.
The first bus stop is a 2-minute walk away. It takes 10 minutes to get to the city center. There are regular buses driving to SAP and the train station. It takes about 10 minutes by bus.
There is a bakery and a Lidl within a 5-minute walk. In the city center, there is also an some Edeka, Rewe, (Supermarket), hairdressers, etc.
Neben mir Wohnen Ruben und Luca in der WG. Beide ca 22Jahre alt. Inzwischen sind beide enge Freunde von mir geworden. Man kann sich allemal mit ihnen unterhalten und eventuell auch was mit ihnen Unternehmen.
Andernfalls ist das Zimmer in 2.Stock allein und exponiert. Wenn du lieber deine ruhe hast ist das auch kein Problem.
Ruben and Luca, both around 22 years old, live in the shared apartment. They have become close friends of mine. You can easily have conversations with them, and perhaps you can do something in the city with them if you want to.
Otherwise, the room on the 2rd floor is alone and secluded. If you prefer to have your peace, that is also not a problem.
Alles in allem möchte ich das Untermietverhältnis umkompliziert gestallten. Ein kleiner Untermietvertrag der das gröbste regelt.
440€ Miete im Monat fix. Keine Schufa (request now) , kein Einkommensnachweis oder sonstiges, bis auf ein Bild deines
Personalausweises (oder ähnliches) als Identitärsnachweis.
Grundsätzlich ist das Zimmer bis zum 01.April.2024 befristet. Geringfügig länger wäre theoretisch möglich,
im Zweifelsfall einfach melden und Nachfragen.
Bei Interess einfach hier bei WG-Gesucht melden. Ich schaue 1-2 mal die Woche in die App.
