Die Wohnung ist hell, hat eine geräumige Küche, breiten Flur und Bad mit kleinem Fenster.
Alle Zimmer verfügen über ein großes Fenster.
Sie liegt in einem Haus, in dem drei andere WGs wohnen.
Die Küche ist modern und wird so drin bleiben.
Ein Zimmer ist leider ein Durchgangszimmer, daher bietet sich die Wohnung entweder als 3er WG an, als 4er WG für Leute, die damit kein Problem haben oder als 4er WG mit einem Pärchen drin, was sich ein Zimmer teilt (haben wir so gemacht).
Drei Zimmer gehen zum Süden raus, eins zum Norden.
Die Wohnung verfügt über sehr gute Schallschutzfenster und ist generell in sehr gutem Zustand.

The flat is bright, has a spacious kitchen, wide hallway and bathroom with a small window.
All rooms have a large window.
It is located in a house with three other shared flats.
The kitchen is modern and will stay like this.
Unfortunately, one room is a passageway, so the flat is suitable either as a 3-person flat share, as a 4-person flat share for people who don't have a problem with that, or as a 4-person flat share with a couple sharing a room (that's what we did).
Three rooms face south, one faces north.
The flat has very good soundproof windows and is generally in very good condition.
Das Haus liegt direkt an der Bernecker Straße im Stadtteil St. Georgen. Eine Bushaltestelle (Königsbergstr) befindet sich direkt untem am Haus. Zur wunderschönen Wilhelminenaue sind es 5 Minuten zu Fuß, durch diese fährt man auch auf dem Weg zur Uni. Zur Uni braucht ihr 12-20 Minuten, je nachdem.
Zwei Tankstellen, ein Bio-Supermarkt, ein Discounter und ein DM liegen auf der gleichen Straße, 100-200 Meter vom Haus entfernt. Zum Bahnhof braucht ihr mit dem Fahrrad (oder mit dem Bus) 5-7 Minuten, in die Innenstadt 7-10.

The house is located directly on Bernecker Straße in the St. Georgen district. There is a bus stop (Königsbergstraße) directly below the house. It is a 5-minute walk to the beautiful Wilhelminenaue (park), which you also pass on your way to the university. It takes 12-20 minutes to get to the university, depending on how much you hurry.
Two petrol stations, an organic supermarket, a discount store and a drugstore are on the same street, 100-200 metres from the house. It takes 5-7 minutes by bike (or bus) to the train station and 7-10 minutes to get to the city centre.
Die Vermieterin möchte nur an Studierende vermieten. Die Wohnung verfügt über einen eigenen Autostellplatz. Die Hausgemeinschaft ist sehr ruhig und die NachbarWGs nett.
Es gibt einen Fahrradraum.
Die Miete ist 1000€ kalt, um Strom, Gas und Internet-Verträge müsst ihr euch selbst kümmern. Das waren bei uns ca. 150-200€ pro Monat.
Wir möchten die Waschmaschine gern drin lassen (25€ Übernahme), sowie das Hochbett in Zimmer 4, da es den Raum einfach super nutzt und dafür extra eingepasst wurde (200€ für Hochbett, Lattenrost und Matratze). Das weiße Regal im Flur würden wir auch gern drin lassen (wollen nichts dafür haben). Übernahme von anderen Sachen gern nach Absprache.

The landlady only wants to rent to students. The flat has its own parking spot. The house community is very quiet and the neighbouring people are nice.
There is also a room where you can park your bicycle.
The rent is 1000€. You have to take care of electricity, gas and internet contracts yourself. In our case, it was about 150-200€ per month for that.
We would like to keep the washing machine (25€) and the loft bed in room 4, as it makes great use of the space and was specially fitted for it (200€ for loft bed, slatted frame and mattress). We would also like to leave the white shelf in the hallway (we don't want anything for it). Other things can be taken over by arrangement.
