ab dem 1. Oktober 2015 wird unsere Wohnung in der Karl-Marx-Allee frei.

Die Wohnung ist circa 90qm groß und umfasst drei Zimmer zuzüglich Küche und Bad. Die komplette Wohnung liegt im hinteren Teil des Hauses und ist extrem ruhig. Der Verkehr auf der Karl-Marx-Allee lässt sich hier nicht wahrnehmen.

Durch einen großen Einbauschrank im Flur, einen kleinen Abstellraum sowie den eigenen Kellerraum ist viel Stauraum vorhanden. Ein Fahrradraum im EG sorgt für die nötige Sicherheit des Drahtesels.

Alle Zimmer sind zur Südseite ausgerichtet, somit ist es selbst im Winter sehr hell. Der Balkon ist groß genug für einen kleinen Frühstückstisch und erlaubt einen schönen Blick in das historische Wohnquartier Weberwiese.

Die Wohnung wird ab dem 1. Oktober circa 1.040 Euro warm kosten. Zusätzlich fallen 2.514 Euro Kaution an, die beim Verwalter hinterlegt werden. Zudem muss der neue Mieter einen Abschlag von circa 800 Euro für den Boden und den Einbauschrank entrichten. Eine Maklerprovision wird nicht fällig.

Für eine mögliche Anmietung verlangt die Verwaltung eine Selbstauskunft, Gehaltsnachweise und eine Bescheinigung über Mietkostenschuldenfreiheit vom neuen Mieter.

Die Wohnung ist geeignet für Singles, Paare, kleine Familien oder maximal eine 2er-WG.

WICHTIG: Die Teilmöblierung bezieht sich auf die Möglichkeit, diverse Möbel vom aktuellen Mieter zu übernehmen.

The apartment has 90 qm and comprises over 3 separates room + kitchen and bathroom. The apartment is located in the back of the building and therefore is very quite.

The distribution of the rooms is well thought and fits singles, couples, small families or a shared apartment (maximum is two people). The big built-in closets in the hallway, a small storage room and a basement room offer more than enough space. There is also a separate room for byclics on the main floor of the house.

All rooms of the apartment are on the south side and therefore get a lot of sun during the day. The balcony is big enough for a little breakfast table and offers great views into the historic neighbourhood.

The rent will be 1.040 Euro (including heating) per month. The property management demands a deposit of 2.514 Euros, furthermore you have to pay an amount around 800 Euros fort he floor and the built in closets. There is NO broker commission.

The property management will ask for a „Selbstauskunft“ (a formular including a financial statement and your personal details), prove of income and a document stating that you have no debt in rental payments with your previous landlord.
