Für eine Übergangszeit vermiete ich meine Wohnung ab Februar für ca. ein Jahr. Die von innen in 2017 sanierte Wohnung liegt im 7.OG (Aufzug vorhanden) eines Neubaus mit Blick auf einen schönen Park. Das Haus liegt direkt an der Grenze zwischen Friedrichshain und Lichtenberg an der Landsberger Allee. Die Wohnung besteht aus einem Wohn-/Esszimmer mit Küchenzeile, einem Wannenbad, dem Flur und einem Schlafzimmer.
Die Wohnung ist hell und wird komplett möbliert und ausgestattet übergeben. Neben der Grundausstattung wie Besteck, Küchenutensilien usw. gehören zur Wohnung auch ein 55" TV, eine Stereoanlage, eine Waschmaschine, ein Boxspringbett (180 cm breit; ein anderes als auf dem Foto), eine bequeme Couch (auf der auch mal Besuch schlafen kann), ein Esstisch, zwei Induktionskochfelder, eine Kaffeemaschine, ein Backofen und viel Stauraum.
Es gibt allerdings keinen Geschirrspüler.

I rent out my apartment from February for about one year. The 2017 newly renovated apartment is located on the 7th floor (elevator available), overlooking a beautiful park. The house is located directly on the border between Friedrichshain and Lichtenberg at Landsberger Allee. The apartment consists of a living/dining room with a kitchenette, a bathroom, a hall, and a bedroom.
The apartment is bright and will be completely furnished and equipped. In addition to the basic equipment such as cutlery, plates, etc., the apartment also includes a 55 "TV, a stereo, a washing machine, a box-spring bed (180cm wide; it's a different one than on the photo), a comfortable couch (suitable for visitors), a dining table, a coffee machine, an oven and a lot of storage space.
There is no dishwasher.
Der S-Bahnhof Landsberger Allee (Ring) befindet sich ca 300m entfernt (5 Gehminuten). Die Straßenbahnen M8, M5 und M6 halten direkt vor dem Haus. Fahrzeit zum Alexanderplatz mit der Tram sind 12 Minuten.
In direkter Umgebung gibt es eine Bäckerei mit Cafe (auch Sonntags geöffnet), und viele Supermärkte (Rewe, Aldi, Netto, Kaufland, Penny, toom, Rossmann, dm). Bars und Restaurants sind in ca 15 Gehminuten / 5 Fahrradminuten im Friedrichshainer Nordkiez ausreichend vorhanden. Zahllose Lieferdienste gibt es ebenfalls.
Parken ist in der Nachbarschaft ohne Parkschein möglich und man findet meist auch abends entspannt einen Parkplatz.

The S-Bahn Landsberger Allee (Ring) is located about 300m away (5 minutes walking). The trams M8, M5 and M6 stop right in front of the house. The driving time to Alexanderplatz by tram is 12 minutes.
In the neighbourhood there is a bakery with a cafe (also open on Sundays), and many supermarkets (Rewe, Aldi, Netto, Kaufland, Penny, toom, Rossmann, dm). Bars and restaurants are about 15 minutes walk / 5 minutes by bike in Friedrichshain Nordkiez sufficiently available. There are also countless delivery services for food.
Parking is possible in the neighborhood without a parking ticket and you will usually find a spot in the evening too.

Ihr solltet für mindestens 12 Monate eine Wohnung suchen. Eine längere Anmietung ist nach Absprache auch möglich.
Die Wohnung eignet sich am besten für eine Einzelperson oder ggf. ein Paar. Leider ist sie nicht WG-geeignet.
Im Haus herrscht eine gute Atmosphäre und die Nachbarn sind sehr nett und ruhig. Auch ich suche also nette, ruhige und zuverlässige Mieter, die sich ordentlich verhalten, die Wohnung gut behandeln und ihre Feier-Zeit hinter sich gelassen haben. Also keine Partys, keine Afterhours, und auch keine Weitervermietung.
Schreibt in eure Anfrage gern kurz etwas mehr zu Euch und was euch nach Berlin verschlägt bzw. warum ihr eine neue Wohnung sucht. Unterlagen könnt ihr auch gern schon mitschicken.

You should look for a stay of 12 months, A longer rental period is possible too but eeds to be discussed.
The apartment is best suitable for an individual or potentially for a couple. Unfortunately, it is not suitable for a "WG".
The house has a good atmosphere and the neighbors are very nice and quiet. I am also looking for friendly, quiet, and reliable tenants who behave properly and have passed their party times. No parties, no after-hours, and no subletting during the time that you live in the apartment.
Please let me know more about you and what takes you to Berlin / why you are looking for a new apartment in your request. You may already add some attachments.
