Die Wohnung ist eine charmante Seltenheit. Sie ist ruhig und hell zugleich und das in Kreuzberg, 3 Gehminuten vom Bergmannkiez.
Die Wohnung war -als ich vor 4 Jahren einzog- im unrenovierten Zustand. Ich habe viel Arbeit reingesteckt und so ist ihr jetziger Zustand charmant und sehr gemütlich.
Die Altbauwohnung ist bis auf die Küche (hier liegt PVC) mit abgeschliffenen Dielen versehen und hat 3m hohe Decken und Originaltürrahmen.
Die Wohnung hat 2 Zimmer, eins ist 23 qm, das andere ein kleines 10 qm Zimmer. Die Wohnung ist nicht WG-geeignet, jedoch kann man als Päarchen hier gut wohnen.
Das Objekt befindet sich im 4. Stock (gefühlt eher der 5., da das Erdgeschoss sehr hoch liegt). Es gibt keinen Fahrstuhl.

The apartment is quite charming and rare. It is quiet and bight at the same time and beyond that located in Kreuzberg, about 3 walking min away from the "Bergmannkiez".
When I moved in 3 years ago the apartment was unrenovated. I put a lot of work into it and I would like to think of it now as being in a charming and cozy condition.
The old building has wooden floors all over the place (except kitchen), high ceilings of 3m, and original old door frames.
The apartment has 2 BR, one is a big room (247 SqFt) and a small room (107 SqFt). The apartment is not proper for sharing, though as a couple it's a great share.
The apartment is on the 4th floor (which feels like the 5th, since the ground level is quite far up). There is no elevator.
Die Lage ist wirklich sehr zentral. Die nächste U-Bahn Station (5 Gehminuten) ist Mehringdamm (U6 und U7). Die S-Bahn Station Yorckstraße liegt 8 Gehminuten entfernt (S1, S2, S25).
Die Gegend ist sehr friedlich und die Wohnung ist umgeben von 2 wunderschönen Parks in direkter Nähe (beide weniger als 5 Gehminuten): Gleisdreieckspark und Viktoriapark.
In Richtung Bergmannkiez (ca. 3 Gehminuten) liegen sehr viele Cafés, Bars, Restaurants.
Die Einkaufsmöglichkeiten sind hervorragend. Das tollste Feinkostgeschäft der Stadt (Schwarze Olive) ist direkt neben der Haustür. Ein paar Türen weiter liegen ein Weinladen, ein Biofrischwarenladen, und Kaisers, der bis 0:00h geöffnet hat. Ein Traum! Weiter geht's auf der Bergmannstraße mit einer großartigen Infrastruktur an Einkaufsmöglichkeiten, Ärztepraxen, Fahrradläden, etc.

The location is very central. The next U-Bahn (subway) station, 5 walking min, is Mehringdamm (U6 and U7). The S-Bahn station Yorckstrasse is about 8 min walking distance (S1, S2 and S25).
The area is very peaceful and the apartment is surrounded by 2 beautiful parks that both are within less than 5 min walking distance: Gleisdreieckspark and Viktoriapark.
If you go towards the Bergmannkiez (3 walking min) thre are tons of cafés, bars and restaurants.
The shopping possibilities are endless and super close, starting right next dore with the best delicacy store in the city called the "Schwarze Olive". A Kaisers supermarket is 30 sec away and is open until 12am. Heaven!
BITTE NUR NICHTRAUCHER (gelegentlich in der Küche ist ok) UND KEINE PARTIES !!!
In der Miete ist alles enthalten (Nebenkosten, Telefon, Internet) - also alles!
Die Wohnung liegt im rechten Seitenflügel, hinter dem Vorderhaus.
Dusche und WC sind getrennt, wobei beide sehr klein sind. Die Dusche ist in der Küche, aber separat abgetrennt.
Gasherd, Toilette und PVC in der Küche sind erst 4 Jahre alt und in sehr gepflegtem Zustand.
Geheizt wird mit Gasetagenheizung.
Ich vermiete die Wohnung möbliert mit:
- Waschmaschine
- Kühlschrank
- Küchentisch
- Küchenschrank und Geschirr
- Badschrank
- Kleiderschrank (eingebaut)
- Matratze mit Lattenrost (ohne Bettkasten)
- Schreibtisch
- 2 Regale
- insgesamt 5 Stühle (für Küche, Schreibtisch und sonstiges)
Sofa, Bettgestell und Fernseher sind nicht vorhanden.
Die Wohnung ist mit schnellem Internet und einem Festnetztelefon mit deutscher Festnetzflat ausgestattet.
Ich gehe für 2 Semester ins Ausland und wünsche mir optimaler Weise eine_n Nachmieter_in, die möglichst länger bleiben möchte. 1 Jahr mindestens wäre super, beginnend ab dem 1. Juli (verhandelbar)
Selbstverständlich wird ein Untermietvertrag gemacht, die Kaution beträgt €1000,- und die Wohnung kann und sollte vorher besichtigt werden.

Everything is included in the rent (facilities, telephone, internet).
Shower and toilet are separate, whereas both are very small. The bathroom is within the kitchen, but separated by walls.
The stove, the toilet and the floor in the kitchen are only 4 years old and in a very neat condition.
The apartment is heated with gas.
I am subletting the apartment furnished with:
- washing maschine
- fridge
- kitchen table
- kitchen cabinet and supplies
- bathroom cabinet
- built-in closet
- matress with duckboard (no bedframe)
- desk
- 2 shelfs
- 5 chairs
There is no couch, bedframe or TV.
The apartment has a fast Wifi connection and provides a landline phone with a nationwide landline flatrate- basically everything!
I am going abroad for 2 semesters. I am ideally looking for someone who wants to stay for a longer period (at least 1 year) starting Juli 1 (negotiable).
Of course there will be a legal contract, a deposit of 1000,- Euro, and the apartment should be seen first.
