Die Wohnung (1.OG) hat 2 Zimmer und ist nur 37 m2 aber dafür sehr gut geschnitten. Perfekte Verkehrsanbindung: U2, U6 Hallesches Tor. Bergmannkiez ist dafür bekannt, dass man hier alle mögliche Bars und Restaurants findet.
Die Wohnung verfügt über eine Einbauküche und wurde vor einem Jahr renoviert.
Das Schlafzimmer ist ca. 9-10m2 : ein 2meter lang Schrank und ein 180x200 Bett passen rein.
Wohnzimmer und offene Küche: ca. 15m. Warmmiete beträgt 589 Euro. Der Eigentümer kann die Warmmiete um ca. 50-60 Euro **erhöhen**.
**Nettoeinkommen** ab 1900€ und festen Arbeitsvertrag sind erforderlich.
Bei Vertragsabschluß ist eine Mietschuldenfreiheitsbescheinigung des Vermieters, ein Lohnnachweis und eine aktuelle und positive Schufaauskunft erforderlich.

I am moving out from my apartment and I am searching for the Nachmieter from 01.03.
The 2-room apartment is located between Hallesches Tor and Gneisenauer Strasse and is 37m2 (pretty small but very good cut).
It was renovated a year ago and has the integrated kitchen.
The sleeping room is around 9-10m2 and the open kitchen with the main room is about 15m2.
I pay 589 Euro for the Warmmiete but because of a new tenant, it can be increased by max. 50-60 Euros
Your net salary should be around (or higher) 1900 Euro to be able to rent the apartment.
Necessary documents:
Mietschuldenfreiheitsbescheinigung des Vermieters (proof that you paid your last landlord on regular basis and have no debts),
ein Lohnnachweis ( proof of your income),
eine aktuelle und positive Schufaauskunft erforderlich (your credit score in Germany)
I would also like that you take some of the furniture. Dining table from Ikea (New price: 56.99), PAX Wardrobe 50x35x201 (New price: 129), Ikea garderobe rails (new price:10) and shelf (new price: 6) for 110 Euro.
